Housing option for for truckers and oil field workers

    Hello everyone,

    I'm a recently separated veteran and I was looking to go to North Dakota near the Bakken Shale region to alleviate the housing crises by starting a temporary housing business. I'm in the process of purchasing a 20 man trailer with shelves and lockers along with a shower/restroom trailer. My question is as experienced truckers/oil field workers how likely would you use this temporary shelter? I was planning on charging $40-$50 a night with showers included. It's much cheaper than any hotel you would find in the area. I appreciate any input, thanks in advance.

    If you can do it (legally) and have the financial means to set it up properly you'll be booked solid pretty much as soon as you're open.

    That is if you're offering somewhat private facilities, i.e. NOT just having 20 random dudes crammed into a trailer. If that's what you're planning, I wouldn't set foot in there even if it was free.

    I am in Williston right now where a 2br/2ba goes for 2500.00 a month. But, my question to you is where are you going to put it? land out here is extremely expensive and the guys will trash your place faster than you can clean it. David, have you been here?

    Thanks for the input Driver. Yes they would be separate sleeping areas with a common area and a separate trailer for the shower/restroom. Do you think the rate is reasonable?

    Murphy I haven't been out there yet but I plan to. My plan is to have them cleaned out everyday by a cleaning service. I was thinking of putting the trailers on an RV park where power, sewage and water would be available. I would just have to figure out the permits required by the city. Any other suggestions or advice?

    Williston is not permitting any more temporary housing. There as still many man camps here. As for RV parks, Sites gor for 850.00 a month to 1200.00 a month for a single rv. Plus, How are you going to keep your trailer pipes from freezing in -31 degrees. We had a month period were it didnt get above single digits. whatever your buying has to stand up to NoDak winter. I would strongly advise you to come out here and see Williston and the surrounding areas and see what you are up against. They are building apartments and houses everywhere as fast as they can. I just dont know what site is going to let you put something like that on it, then have 20 nightly vistors and all their cars coming back and forth all day and night. Good luck. Anything specific I can try to answer ...

    Thank you very much for the information Murphy I do appreciate it. Regarding the temporary housing, do you think I could try outside city limits since Williston is no longer permitting temporary housing? From my understanding the man camps and housing being built is simply not enough to keep up with demand. I looked into the cold weather issue and the trailers that I would purchase would be winterized and be able to withstand the ND cold. As for the RV parks, I would be more than willing to pay monthly for space within in them. I would have to negotiate with the owner regarding parking and such. Maybe proposing to set up a gravel/asphalt parking area that I would pay for that other residents could use. If I were to iron out the logistics of it, would there be a demand for what I am proposing? Any thoughts? I definitely plan to go out there in the next 2 months.

    I would get on the internet and call every RV park in Western ND and see if you have someone bite. And yes, I would suggest that you try to be out of the city.

    also, you are posting this to truckers... probably not gonna be able to park their rigs there.. you really need to do some research here. This is a rough place.
