The difference between "being happy" and seeing the hard numbers before signing a lease is huge. It's not hard to make money on the OTR side. I'd expect that revenue would be limited considering what a bunch of tightwads Walmart Inc is in everything else. I'd ask one of those happy guys to see what a series of happy at the DC settlements look like. One man's "happy" could well be bankruptcy for another.
