Probability of people actually READING NEWS REPORTS as well WATCHING VIDEOS at U Tube of Imminent WATER CRISIS and Vegas getting around 23% when WATER CRISES go full DOOM.
Maybe some potential buyers are actually PAYING ATTENTION??

 

I like it out west and would consider the LV area if it weren't for the water situation. The long term viability of everything seems iffy.

 

My wife and I are considering our other no tax state choice of Florida instead. I guess you could say they are good in the water department. Our combined state income tax is slightly more than our mortgage payment.

 

A city built on spending discretionary income sees less discretionary income being spent during massive inflation.

Deserts , by definition , don’t have much water .

I don’t really like Florida
Too hot and flat .
No reason to live there at all unless you’re ocean front and can see the waves from your living room .

Tennessee on the other hand ….
Plenty of mountains and rolling hills , and about 20 degrees cooler .

states with no income tax always make that revenue up some other way though .

usually through property tax and vehicle taxes
The state I live in has a 5% state income tax and the property taxes are generally 1% of the value but it varies by county, the more democrat voters in the county, the higher the property taxes are . Also the crime is much higher in those areas too .

Texas has no income tax but has very high property taxes
