    Thanks for your feedback. Cement is the right way, but the cost falls on drivers per month. The rest is noted. What about the layout in general? Any advice?

    Where I park, they have (2) dumpsters. They are full every week. At Christmas time they are full in a day and stuff piled on the ground. They even bring their Christmas trees.

    You're welcome and thank you for the compliment. One thought, someone mentioned the drivers giving codes to their family members and what not, if you do invest in a system like what I mentioned, one down side could be that the person could use their phone to text open or whatever code to your gate from anywhere. So, in a sense, there is still risk of theft, unless its some sort of system where they have to be there within a certain space of the property. In a matter where someone did this, opened the gate not being there for someone to get in, your logs will show that person was there when they weren't and would require some hard staring at your cameras to see who came into the gate when that driver sent the command (the word open or a specifically assigned code) to open the gate. I thought it was a good idea, but it may be a pain in the rear to implement.

    Just looking at it looks like you're going to lose some real estate and increase some risk of making it a cluster for some to get in and out. I am not sure how it will look when you flip it on your software and share it, though. Cutting the north end spot and the south end spot would provide more room, opposed to keeping the spots as they are and flipping them. But its your barbecue. It isn't going to hurt my feelings any if you cut the two spots and think eh, I wanna keep them.

    Top left corner on that layout, will be a nightmare for some drivers to pull out of. Now to be clear, I’ve never paid for parking, would you assign a certain space, such as B-4? Otherwise, it’s only a matter of time until sometime 4 knuckleheads squeeze into 4more of those top spaces, and voila! Cluster in the morning. That corner is tight, and a straight truck turns even wider than a truck tractor, because of the tail swing.

    I would not supply a dumpster, you will have it full within a day or 2, so,some gets kicked out of their apartment, you will pay their disposal fee. And it was previously mentioned going to a truck stop or two to look around, note, if drivers can’t even hit the trash barrel from the fuel island, they will not walk across the parking lot to a dumpster.

    I am all for concrete. Our previous home had a very long driveway, 600-800’ and I used reclaimed asphalt on it. Worst decision I ever made there. Impossible to keep level and forget keeping it smooth with trucks turning on it. And, face it, some of your clientele will not fit into the “professional” category. Which means they will do retched hard turns, jackrabbit starts, and drag their trailers to check the brakes. Impossible to keep smooth and pothole free.

    I'll jump in to cover some of your reply to Blair.

    Blair runs over size/over dimension freight. His truck is also a "super sleeper" type. Significantly longer than the "standard" sleeper trucks out there.

    New Trucks

    Which would be something to keep in mind for your lease contract stipulations. No combinations of truck and trail over a certain overall length in the standard tractor trailer parking spots. Also stipulate that nothing can be hanging off the back of the trailer. Was a thing to stretch the wheelbase of the tractor so that 60 foot lengths of rebar/steel could be hauled on a 48 foot trailer by over hanging front and back of the trailer by 6 feet each. Lead to this fashion subculture in trucking.
