    Such golden advice thank you so much for taking the time to type it all up. We did some changes and after doing so, this latest revision seems to be the best! Less cluttered, only one isle in the center, and even wider aisles. Can you look at this and tell me your thoughts on it?

    Look at this updated layout we made. This is a single isle parking in the center as well as cleaned up all spaces to being 90 degrees. What's your thoughts on this? It even made the aisles wider to create less congestion and easier parking.

    First, I got no idea what you could charge in that area or if there’s even any demand.

    Here is a screenshot of where I park in n Florida..Was on a waiting list for about six months to finally get a spot..Got the call for the spot exactly 3 days after my truck and trailer were stolen, lol.

    You can probably use a scale ruler to get a decent idea of the layout. I pay around $320 per month. Been there about 3 years now and for my convenience I just left a cred card on file so I’m not bothered every month.
    Has gated entry, security cameras and it’s paved.
    Those are the three must haves for me.

    Gravel lots..don’t want to have my tires packed with stones.
    Dirt lots..ain’t dealing with dust covering my truck every time the wind blows or mud every time it rains.

    If your area supports it go all in and make it nice to attract a decent clientele. Where I park Walpole has about a dozen or so of the spots on a long term basis. These trucks are brand new with brand new bulk trailer’s.

    Sometimes going the cheap route will end up biting you. Cheap will attract broke ### owner operators that you’ll be constantly chasing for payments or turned into a dump with abandoned equipment.

    Florida has easy peasy eviction laws so you may want to look into that issue also.

    I like that basic layout.

    The center row: the top spot or 2 may be a bit of a challenge to get out as drawn. Not sure they would be able to pull through and get turned around without hitting something. Backing out of the spot would be blind and would not be able to see any traffic scooting behind. Perhaps those top one or 2 should park the other way around? Parking for them would be a hard right from the entrance counter clockwise around the middle row and set up to back into the space.

    Looks like there would be room for about 3 or 4 short trucks backed up to the 703' fence in the upper right area. 2 in the upper left area backed up to the 605' fence.

    May want to look at adding 2 or 3 short truck spots at both ends of the center row.

    A word of caution about the end row spots: Big carriers coach drivers to stay away from the end spots. Trucks parked there tend to get hit more often when other drivers misjudge the corner and clip the parked truck with the trailer.

    Such good feedback man thank you!! For the statement you said if "May want to look at adding 2 or 3 short truck spots at both ends of the center row.", are you suggesting in the center that I can maybe add on the top and bottom additional 2 or 3 25' spaces?

    Also, keep in mind the way it's drawn shoes "blind reverse" however every drive can actually loop around the site and reverse park essentially giving them not the blind side and an easy straight out. Maybe the drawing is confusing and I can just flip all the trucks in the center, what do you think?

    Adding the parkings in the top right and left is a great idea, I do see there being space. Do you know the turn radius of a 25' truck without it's trailer? I just want to be sure they can easily move around if it's got 20-30' of center space.

    For the big carriers coach drivers those end spaces we can put a line of bollards to give them comfort, what do you think of that?

    You are clutch man thanks for the detailed feedback. I agree with you on the quality and the type of users you'd attract. I will take that into account and be sure to make it the best quality we see fit for the market/area. Gauging the demand is the hardest thing.. You build all this then find out nobody wants it? How can we gauge interest beforehand, any ideas?

    Yes. If you were to drop a line of bollards along the top and bottom you would have a triangle shaped area to add those spaces and protect the trucks on the end.

    I think the way the places are drawn is good as is. Most of the places in the middle are basically a pull through spot in my Eyes. Pull strait forward from the gate drive in a little deep and turn hard right into the spot and pull in. To leave most should be able to pull forward and turn left when clear and circle around to the exit.

    The top couple of spots that pull forward and turn left to circle is problematic. If you presented those spots with the trucks parked the other way it would guide the renter to circle the row and sight side reverse into the spot. Leaving them would then be a simple pull up and turn left to the gate.

    That's a detail I do not know. I'm just going with my gut and life experience that there will be room.

    Perhaps rent or borrow one and take to an open lot and measure?

    Something like: rent a big U-haul and take to a big empty-ish lot. Run with the left tires running down a painted line and turn 180 to the right stop and measure left side tires back to the line you started next to? That would give you an absolute minimum diameter to work with, may want to add a foot or 2 for "safety/mistake/oops" factors. Basic math from there.

    I park in a Realize truck parking lot.in Houston.Getting the gate open is easy,you click on open gate,they send a code to your phone,you answer with the code,click on open gate again and it's open.They also have a code you can punch in at the gate if you have employees

    Can you please share the systems name or how to inquire for it? That is real cool and will help speed things up on my side. What if someone opens it based on their code, and a truck from behind just drives right in and doesn't document their code that they should have received and typed in? Is that an issue?

    It looks real good like that. Plenty of room. All the blind side parking spots are effectively eliminated. The only way anyone would be blindsiding now is if they just chose to or didn't have the patience to make a loop around your lot if they needed to.
