Best thing to do is sit down talk to them get a draft of the contract and either call OOIDA or a lawyer and sit down to go over the contract line by line to ensure they dont sneak something in on you. A lot of work but your WAY less likely to get shafted.

Another I got used from a private party and the lender wanted 15% down with 10% rate.
