Truck Parking close to a Truck Stop

get mobile mini trailers. dont charge for showers. just parking. have a hot food truck

 

You're looking at a huge cash investment to prepare a parking lot for the weight of tractor trailers, and I don't think you'd make much of a return on your investment without a store and fuel to sell. I seriously doubt if many or any drivers would bother with the shuttle bus. They'd just stop at the truck stop for food first, then go to your lot to park and eat.

Most company drivers can't afford much for parking, so unless you plan on letting trucks park overnight for $5.00 or less, I wouldn't count on many customers. They'd rather just park for free on an off ramp.

You would probably be better off just making it a gravel parking lot that can be touched up as needed, and partner up with some local catering trucks to park on the property for food. Maybe some porta-potties and plenty of trash cans. Truckers will dump all kinds of trash out their doors even if there is a trash can 20 feet away, so plan on having employees to do a lot of nasty clean-up.

 

Keep it simple and just charge for parking on a dirt or gravel lot. All the other added things will only cost you revenue and bring headache.

 

Other business would be a shop, or Mobil service, the big Truck stops are hours behind getting service. A gravel lot would be better than a lot of truck stops. What is the location.?

 

Any local zoning issues ?
The adjacent neighbors will NOT be happy about what you’re planning .

the noise, exhaust fumes , leaking fuel , dripping oil from engines , etc

local zoning may require a detention pond .
Most do for a large parking lot.

 

Why not just find out like roundhouse said? Check zoning, whats required. Maybe an RV park would be better? Sounds good though. Doesn't hurt to ask about the zoning first. Good Luck. Trucking needs more parking thats for certain.

 

Is your land intended to be truck parking or did guys just decide to park on your land?

 

You ask about the shuttle being the bigger issue. Have you checked into getting a vehicle, license like a cab/uber and what that all takes to go? Insurance in case of well, you know what, accident? I sure you are cofident that the driver will not wreck but others could hit you/them driving the cab/uber. Anyways, sounds like you need to some foot work here. You should go for it though.
