Truck Parking close to a Truck Stop

    Zoning varies from city to city. The neighbors living next door to a truck stop already lost that battle so we would ride those same coattails. Around here, citizens are working to put an end to truckers that park on the shoulder so if we provided a truck lot for parking they'd be glad we did. Makes no sense to me though....citizens don't want to see the trucks but they want all the goods that the truckers move daily. Irritating.

    As for detention, we've already had our plans approved through the proper channels. Detention varies from city to city as well and more specifically from flood plain to flood plain.

    The zoning has been taken care of. As for the shuttle bus driver that is still up for discussion. Whether we hire that person ourselves or work out a partnership with a local transport service etc. Risks on both sides of the spectrum but it is something we are talking through.

    We thought about the food truck idea which somebody else mentioned above but I've gotten mixed reviews so far for the concept. Some truckers I have talked to said they'd gladly pay for parking and if they had a shuttle bus to the truck stop even better. If not for our lot they wouldn't be able to find parking anywhere close to the truck stop so by use having a lot so close it would give them access to the truck stop they otherwise could not access. I've had others say they'd never pay for parking and would rather find an alley. We don't have to appeal to everyone and with truck parking being in such high demand it wouldn't take much to fill the lot.

    I will say it might be a mix of local (monthly) truckers as well as a section for the over the road (nightly) truckers. If we have 200 spots then we'd have 50 for nightly and 150 for monthly or something to that effect.

    Good point! We had thought about having some sort of mobile tire repair service (likely contracted out) vs a mobile oil changing service. With the tires I don't have to worry about contaminates getting into the soils of the yard.

    I say GO FOR IT. Its time to make some money. It will work. Especially word of mouth (CB). "Drivers, there is overnight parking at Olson's after you fuel. There is no parking here, but Olson's is open".. "Hey thank you Driver, when did that open up, come on"? "Not sure Driver, but you can ask". "Yeah, I will do that 10-4 thank you".

    Being Houston, where it is hot and so humid it isn't fit for human habitation, why don't you go after fewer, higher paying customers by offering individual electrical hookup like an RV park.

    There are at least two ways to go after customers. You can be like Apple, and offer a premium product at a premium price or try to appeal to a larger audience by only selling price. By offering something the truck stop isn't, you can charge a premium, deal with fewer customers who are likely more successful and responsible than the masses, who will be easier in the long run to deal with causing less wear and tear on your facility.

    I wouldn't use the shuttle... I have no need for the over priced poison AKA truck stop food. With electrical hookup, I'd cook my own food in air conditioned comfort. You'd get a lot of bed buggers and the like with apartment sized sleepers.

    An RV dump station for those with a shower n the sleeper, and steel rails lining the length of each parking space to keep fools from backing into each other would be nice too.

    Make a deal with service providers to allow them to have an office trailer and business address on the lot in exchange for prioritizing your renter's service needs.

    Well, after a lot of hard work and the great feedback I've been given from all the members on the forum, we have decided to roll out our first of many truck lots! This lot is located in NE Houston right next to beltway 8. I have attached some 3D renderings to scale of what the final product will look like. We expect to start parking trucks next month!!

    Based on the demand in the area, this lot will be mainly filled with local haulers but is truly open to any trucker for that matter. Each lot will have different amenities but our goal is not to create a truck stop or compete with Loves, Flying J etc., but to provide a secure spot for truckers to park. The lots in and around Houston are bursting at the seams.

    We are expanding quickly and are currently looking in five different markets so if you know of an area where you have experienced little to no options for parking let us know! All comments welcome!
