New site for truck parking

    OK folks full disclosure my name isnt Luther Morgan and I'm not even a truck driver. Luther is my uncle that drove trucks for almost 60 years.

    So if I'm still welcome ....
    I've got acreage just north of Houston next to a 1300 acre "logistics center" under construction and I'm trying to evaluate the feasibility of turning it into truck parking for both long term and overnight. I'd like to offer more of a "park" ing place with amenities like plenty of green space rather than just a parking lot but who knows what's needed or even wanted?
    I figure this is a great place to find out. Can we have a discussion about what you'd love to have in a professionals only driver service oriented facility?

    It's 15 miles outside loop 99 in cleveland area so 40 miles from downtown up I-69N. It's at the BNSF main gate but that's 5 miles off 69 at TX 105.

    There was someone who did something similar by the walmart dc in ochelata ok a guard at the dc told me. They guy paid to have the lot gravelled for trucks to park. Said the drivers kept throwing garbage on the ground that had to be cleaned up so the owner stopped letting trucks park there

    Yeah aint that messed up. I thought of that cause i see thr litter on my road everyday and considered making it a membership type thing. That or just banning the children who don't know how to behave.

    Dont get me wrong I have seen lots fenced in with a gate that drivers pay to park in and from the highway it doesnt look trashed. I was just relaying what I was told and also what I see at most truck stops if you go to the back there is usually a bunch of trash

    I get what your saying and I'd expect trash as a cost of doing business. I couldn't tolerate anyone that doesn't walk to a trash can in plain sight though. And yes gated entry would be a must for me. I don't want a situation where ppl stop dump their trash on the ground pee (or worse) In the trees and take off.... That's why I'd offer facilities for paid guests only. Lighted paths clean showers electric plug in and a small store lounge but no fuel not a place for passers by so kind of a truck camping I'd call it.
    Just my initial thoughts anyway.

    In most metro areas there are ample local trucks and drivers to fill most parking areas that pop up. What it sounds like you may envision is more of a high end actual park, while it would be enjoyable the added expense of maintaining such a place may be prohibitively expensive for most OTR drivers. Sounds great but not sure it's doable.

    Great feedback so thanks. I just don't want to cram a truck in every square inch of 30 acres. Possibly a set amount of monthly rental spaces to help pay the bills and a separate truck camping area is doable.
    So I have to ask you now what would you or do you pay for overnight or monthly? I've seen some OMG prices out there that I'm sure anyone would avoid if they could.

    The truckers that toss garbage (and worse) all over the place are not the ones you will meet here.
    Problem is we cant control those !$@#@es
    They are literally ruining this industry for everyone
    You should see what they do to restrooms
