Where would you build or buy a truckstop if you had the money?

A real TRUCK STOP? Not a travel plaza/bus station/rv park/homeless camp ,fun place to take grand ma ,the little doggie and the kids to hang out and wait til a real truck driver comes in and heads towards the food line then all the 4 wheeler people run up to get in front of the driver kinda of place?
I hate these modern day "travel plazas", and I would build a real truck stop with a huge sign that says "NO TRESPASSING , THIS MEANS YOU, ONLY BIG TRUCKS ALLOWED, no non commercial vehicles" ,and "you will be towed immediately at your expense plus we'll call the cops". Seattle, San Francisco, Sacramento. Heck, maybe even Modesto. The truck stops in Ripon (near Modesto) are always full.

Yes Denver Metro needs more as well as up 25 towards Cheyenne. -
Yes Seattle needs a couple more, but again the locals don't want them.

I'd find the scales with the worst reputation for driver harassment, and buy up all of the property between the scale and the exit on either side...that way, people could exit to my truck stop, spend some money (to avoid the appearance of "dodging the scales" ), and then get back on past the coops to continue on their way. From one exit to the next, they would be on private property, so there wouldn't be a dern thing the DOT could do. I'd also have billboards with live feed video showing the open/closed status of the scales right there at the exits.
