    Nope, not lucky. Every city around here is that way. Heck, even out at my in laws farm, it was plowed by the morning of the 26th. And remember, we are talking Christmas day. I'd prefer the drivers take a few more hours to start their day and spend time with the family. They cam start later and still get it done in a reasonable time.
    I'm just sorry you live in such a crappy area of the country you have to play dictator just to get your roads plowed. For the rest of the country we can take responsibility for our own property.

    Colorado actually seems to be on the ball with their plowing for the most part. The only issue I've had is with one of my properties in the mountains where they only plow halfway up. But there are only like 8 houses in an 11 mile stretch at 11,000 feet up.

    By your own words, the HOA can force a person to have to sell their house. Sure, while technically not a foreclosure, it's the same result. And you did it gleefully over a shed. Tell me again how you are not acting like a little tin pot dictator?

    And it would be worth every minute you spent in county. I've never been to jail but i don't fear it either. And id gladly take my 30 days if some pip squeak like this dude threatened my property rights. I guaranty he would never come back around. The reason is simple. only a coward gets his kicks doing what he does.

    I just saw a documentary on the issue with Police and there harassing people of colour they even had a former police Captain speaking out against it he claimed that most police have arrest quotas to fill so this puts more pressure on them to arrest people, at a class where a talk was given on how to avoid police harassment they asked about 20 young kids all under 16 how many had been stopped by police? almost everyone put their hand up some had been spoken to by the police more times in there short 16 years then i had in my whole 50 years.Quite a shockingly bad example which i'm wondering why it can't be fixed.

    Wow, this has gone off the rails....

    But I must confess, when I bought my first house in a crappy little town, I loved the fact that the powers that be left me to do as I please. There was no HOA. The house was my first one, and it needed some repairs, which I was thrilled to do. But there was the issue of the neighbors. Specifically one family next door. Their relatives had fallen on hard times, so they moved in with the neighbors. They had a four bedroom house, and in it lived 14 people and four dogs. I had no issues with them or their circumstances. I actually got along well with them. But I knew the clock was ticking for the foreclosure. And sure enough, it happened in 2009.

    The place sat empty for almost a year, until it was sold at sheriff's sale. It was sold to a couple in their late 40's, and they had a daughter the same age as mine. Things were ok for a while, we got along fairly well. Then the 'show cars' began showing up. Early 90's Monte Carlo's to be exact. One was nice, the other 5 were in some form of repair at all times. The town had an ordinance against having unregistered, uninspected cars sitting around. But nobody to enforce the ordinance. The neighbors solution to the ordinance was to have them registered to his mother in law in Jersey. Since it was registered, and 'being repaired', the borough's hands were tied.

    I didn't wanna pick a fight with them, I don't have any say in what they do with their property. But my wife held a different opinion. It became very miserable, until we bought a place out of town.

    We put that house up for sale, sat on it for a year and a half. The price was on the higher end of comparable houses in the town, but we felt it was worth it, given all the work we did to it. Several people had interest in it, but the one thing that everyone complained about was the property next door. No one wanted to live next to a yard full of worn out dilipidated cars. So now it's a rental.

    I honestly believe that if there had been a HOA to enforce the rules, that house would've sold quickly. So now it's a waiting game for their foreclosure. At which point I'm buying it, tearing the house down, and selling both properties as one.

    There's a whole lot of pros and cons for HOAs, but it sure seems like the general consensus is those pros don't exist, or have no place is a "free" country.

    This is a fun thread.

    OP is gonna have a bad day in court. That dead horse has been beaten to death already, for many good reasons.

    I've lived in the same house for 17 years. It is probably one of very few within 10 mile radius that does not have an HOA. My house is among the 20% on the street that raise everyone else's property values. 11 years ago the area incorporated into a new city. The new city ordinances would make an HOA blush.

    I accept that. It's been a bit negative, but mostly positive. I recently got hassled by zoning about having a bobtail truck in my driveway for a week doing some light repair and electrical on it. I moved the truck, and later discovered the ordinance I had once been ok to do that under had been tightened up sometime in the past 10 yrs. Booo. I'm not gonna bother pursuing that, or becoming a nuisance on account of that. There's nothing to gain by doing that, and a whole lot to lose.

    For the past 9 yrs, I also own a rental condo a few miles away that does have an active HOA. I show up to an annual meeting when I can, and the old folks that are always in leadership know who I am. I participate, not an absentee owner, and get along with them fine. I knew of the HOA when I bought the place, and had already talked with the management company and HOA president before signing any paperwork. Nothing they do is a surprise, and my eyes were open when I bought that place. In my honest opinion, the HOA is the only reason that condo complex did not turn into a slum during the recent recession. There were a lot of foreclosures and the association struggled with enforcement and collections. It remained a nicely kept community and although values dipped with the market, it's bounced back with it as well.

    Coincidentally, they prohibit motorcycles, mainly due to noise I learned. I don't take my chopper in there to visit, since it's loud. I have taken my Kawasaki Z1 with nearly stock, quiet exhaust in a few times and never been bothered. They also prohibit any vehicles larger than a 1/2 ton pickup. My daily driver is a 3500 Ram (a pickup and not commercial). I always park in a side lot, backed in so I am not encroaching in the main drive or adjacent spaces. It's never been an issue.

    If I decide I don't like those circumstances, I could have bought property somewhere else, or I can find somewhere else more appropriate to my use and move there.

    I guess my point is, it's not that hard to choose your battles. I've been fortunate to not have to deal with bad neighbors, and make a reasonable effort myself not to be one. Life's too short for all that drama.

    I drive a 1990 chevy 1500. Bought for 1500 dollars. Best 1500 i ever put into a vehicle. Hell my last car was 13k for a 2009 cobalt. Ahh young and dumb as #### in the Marines.
    Anyway, the 90' 1500, That model year is known to have had bad paint at times of spraying. My truck is chipping and it does look like ####, but its a solid old girl who fires on the first shot every single time. Its dependable as ####. Now according to stryker, i would be in violation because my vehicle looks hideous to some. Does anyone have 7 grand to give me for a good paint job? I can easily get a 2k job, but i want this truck to last the next 30 years. Long enough to pass down to my son.

    Yes yes, of course, i do not have to buy in a hoa area, but what if i lived there, bought the truck and 2 years later the paint is falling off? Now i have to get it fixed because my house is on the line if my vehicle doesnt look like a 80k maserati.

    If hoas are for you? Great, but i just cant align myself with that thinking. I can barely understand why anyone wants to live within eyesight of one another.
