In this area the best places for POA communities are Tansi and Fairfield Glade. Tansi is more relaxed where Fairfield has more retirees. Tansi is working on getting sewage. Both have pools, golf courses, rec centers, workout facilities, etc.
These are in Cumberland County. Spring City is in Rhea. I’m not as familiar with Rhea County.
If you want to live in the country there are still plenty of good opportunities and lots of unrestricted land.

Thanks. I really want nothing to do with any planned communities...too many rules and restrictions. I love to work on my car and crank my heavy metal and don't need any nosy neighbors calling the cops on me. also love a good bonfire and don't need any nosy neighbors calling the fire dept on me. This is all the main reason i am leaving the big city. I want simplicity and safety.

Eowyn whats your opinion on Sweetwater? I have found a nice overgrown property there that i could turn into a small RV or mobile home park.

Well I’ve been to the flea market and The Lost Sea and a nice barbecue place. It’s definitely rural and with the location it would make a good rv park.
I don’t know if I’d do a mobile home park. You would have to be able to make it exclusive (really nice) or you may have trouble depending on how nice you want to keep it.
I assume you would have a separate property that’s not too close because if I were paying rent I would be upset with all the shop work and loud music.
You have 75 and hwy 68 running through so traffic would be good and easy to get to.
As far as zoning I don’t know about that area but Crossville (Cumberland County) is VERY relaxed with their zoning laws.
I live in the woods on 10 acres next to wildlife management. It’s great. We do call in once a year (they don’t want you to call for each time you’re going to set a fire) for a burn permit so they don’t send fire trucks when we are burning. We still have a lot of clearing to do.
I think Sweetwater is a pretty area, but I prefer the plateau. To each their own.
You’re from FL right? I lived there most of my life and hate it there. We have family there and visit. It’s okay to visit and makes me really appreciate TN. -

Yes, i am born and raised here in SW FL and I hate it more with each passing year. Too many people from everywhere else but here. the roads are always clogged, the stores and restaurants are impossible. I have had it. I want to get back to nature and a simpler way of life. I always enjoyed TN and considered moving there about 10 years ago but couldn't figure out how to make a decent living so I stayed here and got into my current career which will be winding down in a few months. Making plans for my next chapter.....OTR team trucking and leasing out my land while we are on the road.
