Now I know where you hide out, I'll take you up on that next time I get out that way.

One came a little closer today - 9'1" wide KC to your home 20. His selling point was "Almost $5/mile" on the LS board.

$3.75 TTT divided by 2 (round trip) is $1.875 , then the deadhead . . . permits . . . you know the rest of the story.

The first year I pulled hot oil tankers I pulled in just a hair over 5 bucks for all miles that summer, sometimes pulling doubles. Every year was a little less, until the last year when I started we were finishing a job we had started on the summer before, that I pulled 2 loads a day for 2800 a day, they decided to pay hourly on that job. I pulled it 2 days at 135 an hour, pulling doubles of hot oil grossing 151,000, paying hazmat insurance for 10 bucks an hour less that what I could get to drag a side dump around town, burning 50 gallons of fuel a day. I just couldn't do it any more, even knowing there would be better jobs as soon as I finished hat one. lol

I think your doing all the right long form math there....... Going to post up a simplified version of how I ran and looked for loads.

Running a van I did simple math. I wanted to see a net to the truck of about $750 per day that I was not sitting on my sofa.

My net average to the truck was 75% of booked freight value. ( Line haul at 72% because it was my trailer + the FSC and accessories at 100% yielded 75% of gross revenue)

If the load did not pay $1k per day or set me up to average $1k per day I was not overly interested.

For the OS/OD crowd I would expect that to be more along the lines of $1k per day + permits, escorts, and other "off the top" costs.

The per day costs break down to $200 to the driver, $300 in fuel, $150 for truck payment and maintenance, and $100 for insurance, plates, and the other charges pulled out of the settlement.

You all are bright enough to fill in the blanks or create new ones if needed.

But that was how I ran it.

Ha, I do miss it at times (usually when dealing with tenants). But then I see Hendrickson & Celadon going bankrupt right in the peak of the Christmas rush and think twice...

I’ve thought about doing the rental deal. Normally I lay down until I feel better, but sometimes I’ll start looking at the price of cabover’s.

Long term/big picture, I think rentals can be a great way to build wealth. It is just that in the short term you're often dealing with the consequences of other people's poor life decisions.

Is that what caused you to sell your rentals Blair?

It is, it has been a very busy year for me. Last November a wildfire destroyed 14,000 homes in a neighboring town which has caused demand in my city to skyrocket to the point I've often got twice as many people living in a unit as it was designed for. Let's just say the plumber and I are now on a first name basis...

That pretty much sums up our rental experience.

We sold 2, 1 is on a rent to own with the only decent tenant we have/had , her oldest boy lives in the other one.

First name basis with the plumber - lol!
