    Good for you. So tell me about your extensive real estate experience that helps you avoid the yessayers trying to con you?

    And could you talk a little about the advantages of investing in single properties versus REITs?

    I've bought and sold 4 foreclosures, all of them were distressed properties. I also own a duplex and I am currently living in a foreclosure that I've been fixing up. It's a hobby of mine, a profitable hobby. I don't pay capital gains tax when selling due to me making the property my primary residence for 2+ years (up to $250K). The profit has been amazing, I haven't lost any money on real estate, the last house I sold I made a 660%+ profit.

    I was discussing buying investment properties in Japan and you brought up REITs while you were talking out of your ###. Please point out where I said not to invest in REITs or that one was better than the other.

    Getting real estate advice on a trucking forum is like getting advice on how to cook a steak from vegans. When I see a risk, I point it out. Investing in distressed property in a foreign country is high risk without significant knowledge/ties to that country. That should go without saying, but we have posters who think going from flatbed to a L/P is a good way to get into heavy haul.

    I'm very tempted to make an offer on this one for the 5 acres. It's unrestricted land about 2 hours outside of Nashville right off I40 with easy access. But I don't know what's wrong with it or why it's so cheap. And I've never been there. If I knew what what was wrong with it I'd be going for it. They claim the soil has been tested and can take septic.

    Still talking out of your ###, you should work on that. Taking advice from you is high risk, you may be able to fool some new truck driver with your rubbish, but I'm not buying it.

    This is the master-bath in one condo I have. Also has a urinal in the Master-Bath.
    All of mine have stained-glass interior doors. it's real stained glass, not fake plastic. All that is very cheap in China.
