    A couple things to think about and I'm assuming you want to build a house.
    It's been for sale for at least 2 years, they keep dropping the price (red flag?). Just by looking at the pictures you're buying a valley, so limited sun, you'll be living in a shadow. It may be steep, so you'll need 4 wheel drive for access, if so, forget about parking your rig there. The creek may cut off access to the other side of the property limiting a plot to build on. Notice the ad doesn't mention building a home? Ask to see the perk test for the septic on that specific plot, not a neighboring one, as it needs to be so far from water(the creek). I would highly recommend visiting in person before making an offer.

    It might be an opportunity to make a low ball offer but he should check it out in person l, see what kind of timber is on it and needs to see that perc test & septic permit too.

    Okay, this is taking forever. I don't know your budget or DIY skills. But here's a couple examples. [​IMG] As you can see the value of the homes nearby, this would indicate a good investment. $69K is asking, we don't want to pay that.
    [​IMG] The bank foreclosed on it for 41K. This was just listed so they will probably get close to asking or maybe even above since TN is still a hot market. But if not the price will start dropping and that is when I lowball. Do not be afraid to lowball (within reason), I've gotten them cheaper than the amount they foreclosed on.

    This one is interesting to me. Beautiful area. I don't mess with trailers/modular homes, but Since you were looking at raw land, think about this. Trash the trailer and build a new home, water and septic are already in place (may need a larger septic depending on the house). Or fix up the trailer to live in and save money for the new house, and also it's 2 lots... sell one.
    Again look at the value of the neighborhood. 2 have sold for 127K & 175K (single lots you have 2) on the same street and another for sale @$229K.
    It's been for sale for over a year, I bet we can get a discount. This isn't a foreclosure. But a decent option.[​IMG]There's a lot to look at, when I'm in the market I study for weeks/months to find the right one and also the bank needs to accept my offer. But this is the best I can do today. And don't just search Zillow.

    This is the master-bath in one condo I have. Also has a urinal in the Master-Bath.
    All of mine have stained-glass interior doors. it's real stained glass, not fake plastic. All that is very cheap in China.

    Nice, there's probably someone to press the button for you to get on the elevator also. Do they have shops/food stores on the bottom floor? There's definitely good value outside of the US, investment wise.

    Everything you basically need is within walking distance. When I actually lived in that one, before renting it out, I bought a used car. Kept the car for maybe 2 or 3 months and sold it. Don't need a car there. Cabs, busses, subway, train within walking distance. Wait for a cab averages about 5 - 7 minutes and same wait for city bus. City bus fare is .35 cents USD. Bought a motor scooter which was fun and used for quick runs to the grocery store or just cruising around.

    I'm pretty handy, I could probably tackle most renovations myself if I have the time. I'm not in any hurry. I'm looking for a good opportunity to get ahead. I really wouldn't mind having to tear down an old building or trailer and starting from there, raw land, or just finding a fixer upper. I'm pretty open minded on that. It'd be really great to build an investment portfolio one day and have a nice stream of rental income.

    One condo is in Hefei in a high rise. Paid $30G pre-construction cost. Beautiful city view. It's similar to a hotel suite with full bath and kitchenette. There's several condo towers there. Mine is in the tower that's connected to a huge building that was once a Super-Walmart. Get on the elevator and then on the ground floor, turn left to enter Super-Walmart or turn right to exit the building.
    The Super-Walmart sold out and now all that space is leased by other businesses, such as two banks, grocery stores, clothing, shoes, and even has a bumper car track and game rooms on the top floor, plus dentist and doctors offices and hospital across the street.
    Right now a grandmother rents it and one of her grandsons stays during the school year. The address is in the best school system in the area, so very popular. I told her she can let other families use the address so their children can attend the best schools, but can't actually live there with her. That works well and makes me a good guy to help those other families.
