Asphalt in the summer, LPG/butane/aeropress in the winter. Where I'm at were exempt from HOS when hauling gas in the winter time, that's where the big money is made

The company I work for hauls acids, peroxides, bleach, caustic, etc. We have local drivers, like myself, and regional drivers. You can make $100k+, no problem. I have family commitments, so I don’t work as much as the other guys do, but I still gross over $60k a year, and that’s averaging about 45 hours a week. It requires more professionalism, but you get treated more like a professional, too.
I made the switch about 5 years ago and never looked back, and I don’t think you will, either.

Depending on the location, a lot of the larger chem haulers may have a clean MT to swap at the tank wash, especially when it is a company owned wash location.
This may limit the downtime at the cleaning rack.
Other times the trailer gets washed while the driver is on layover if the sun, stars and moon are in alignment...
Lab tests will be your biggest down time while loading and unloading will be an ever changing mixture of you, the receiver, or both.
