    Ah, gotcha. Yes, I'll be doing a mix of LTL hand unload (2-6 stops) and local drop / hook deliveries.

    Come on China;
    You and I both know of so many that lost their ### from buying property in Vegas.
    I should know, since I was one of them.
    And I speak for so many others as well. Foreclosures have been rampant due to the fact that property values declined so dramatically, while at the same time, wages are now so low in general that many people are out of the picture entirely. And jobs are very hard to come by, especially in Vegas, due to the abundance of available workers there that are willing to work for any wage thrown to them.

    That could happen anywhere really. I have one house there, the monthly payments are $940.00 and it rents for $1840.00 and I put it all toward the principle.
    Have to be careful anywhere and losing a home can happen to any of us. I'm certainly no astute real estate investor, just lucky.

    There is a difference between investing and gambling. Everyone buying houses to rent or flip in 2005-8 were being willfully ignorant. If you're doing rental properties you need to recognize its a long term investment (10 years), you have to buy the properry right (walk away, even if it means you lose the earnest money), and have a plan if things go bad.

    If all my tenants trashed their units and left I would still be able to cover the mortgage and rehab costs. It would hurt, but its possible because of the purchase price and loan structure.

    Investments go bad. I've lost my rear end many times. No single investment shoulf be able to ruin an individiual.

    Investing is always gambling.

    And long term has pretty much always applied in real estate cases.. except for Vegas.
    I had two houses there. The first, I purchased in 1997 out in the northwest in Silverstone Ranch. I rented it out and it got totally trashed by the tenants. I even used a property management company. The house initially went up... and then declined in value in 2008 and it has not recovered substantially since. I also owned a home on Hollywood Blvd. over by the Charleston intersection. Bought it in 2006. It devalued enough to warrant a short sale.

    No way is Vegas the real estate mecca that it once was in the nineties and into about 2006.
    And I'm going to make a bold statement here; it never will recover much, especially in relation to the rest of the nation.

    From a strictly rental investment standpoint, investment won't be a bad idea for a few years since the population is exploding with humans being born into a world with low paying jobs and no future, hence the value of rentals. But Vegas has some very unique problems that will be its' eventual demise, save for the large casino attractions for tourists only.

    *Hint* Out of desperation, a large 'straw' is now being constructed in the absolute deepest part of Lake Mead, Las Vegas' main water source, while the entire lake is shrinking rapidly.
    I know, I know, God (and the U.S. Government) would never allow the water supply to completey run dry. Never.

    Also; Jobs are difficult to come by now and if you are lucky enough to even find one, it will pay quite low.
    Construction jobs pay very little and about the only jobs that pay anything decent are in the service industry... good luck though finding one since they are all totally inundated with workers. Culinary union or not.

    Ok , here is the deal , i just fill all the paperwork to get approval for gov grant to go take the CDL school for the second time( first gov grant was in Utah back on 2008 work for Fedex ground a year) then surrender lic . FFE would be a good route since they have their own truck driving school here in Illinois. Next month i would be clear from two stop signs and seat belt from my licence . That is why i havent done any movement with FFE till the next month. What other option would you consider be a good one instead of FFE if i decided to go get the gov grant. i would love to pursuit the oil field route but i dont have no recent experience since Fedex contractor is not in business.
