Ill start calling and asking around. To see what I need for a deposit. Problaby 20k. So about two years at 200.00 a week or a couple va pick four tickets. Ill keep you all up dated. Assumeing Nj or Ma will be the two more expensive ill start there.
Have you thought of maybe doing long term storage instead. Quite possibly less overhead, and more reoccurring income. The land will still be a huge expense though.
But if your plan is in and out parking traffic daily, there must be an overwhelming draw to stay full, and as pointed out earlier you need more spots. I don't see this working without a full on truck stop. Land in areas where parking is badly needed is excessively expensive and/or not available, and cheap land is not were people pay for parking.
As an example, the lot close to Laramie, WY at exit 290 on I 80 seemed hopeless as it went through various hands over the years but looks like the owners from India figured it out. Cheap fuel is the main attraction
I guess...I have not seen it for over a year but if there is a new fuel island then it must be working for them.
It's the same place. I just checked Trucker Path. Yes, they built a large fuel island in the back, so they are investing in the place. But that is a full on truck stop with fuel, restaurant food, and massive parking. They have the added draw of being Indian, so they get a lot of traffic from Indians. The OP in this thread is talking about a small paid parking area. They are totally different beasts. You know that stop on 180 probably cost a million plus to purchase/update. It's on a major traffic area, that also see's forced closures several times per winter, they have all the amenities, and the draw.
That's true. I'm just seeing it from the angle of a hopeless idea becoming a suprise, after all. Another example would be the 83 Dinery in York PA Good strategic parking, maybe 30 spots, a shower, restaurant - food is cheap but good and no fuel. Somehow it works. Maybe those little lots would offer something good. Maybe hot dogs which would become famous and attract also locals. I don't know, it is not my plan...I am sure there is more to it than just parking...@feldsforever can't disclose it all. lol
