Parking questions

    Friends,
    When you look for a place to park for your 10, what's important to you?
    Paved or rock lot?
    Amenities?
    Security? Fenced?
    An investor friend is looking to repurpose an industrial site he owns into something that will actually turn some profit for him, and the location is pretty good for truck access.
    The place is actually huge, very close to 3 interstates, but there's nothing within walking distance for amenities like food, etc.
    Thoughts?

    An open space that isn't a fuster cluck to get in and out of. More importantly......an empty spot.

    By the time he pays someone to clean up all the pee bottles and litter, subtracted from the paltry amount he would be able to charge for an overnight stay at a lot with no amenities (and the cost to monitor the lot and collect), I am not sure he would be turning a profit. Unless it's in an area that's really hurting for parking in general.

    If there are enough drivers that live in the area, maybe long term (monthly?) parking might be more viable? Or maybe some local shipper/business that needs a staging lot?

    There's lots of rest areas with no food, just restroom. OP will need hired grunts to keep it somewhat clean/organized. Fenced, pay at entry, keep out homeless bums, no "on site" maintenance, just emergency repairs.

    What I keep hoping to see....is a truck stop that is a viable alternative to the major chains...& has a much more "homey" feel/look to it....instead of the "cold, corporate" impersonal way everything is/looks at the chain truckstops.

    Not as much as say, at a Cracker Barrel....but moreso in that direction.

    But obviously I'm not sure how profitable something like that could actually be.

    Also: paved/marked parking that doesn't pond up with heavy rain is always a good find...with worthwhile maneuvering room for today's larger trucks/trailers.
