Market rate for the places in Arkansas one bedroom is about 900 to 1200. Excluding HUD and other forms of living. Houses and land were about the same.
Our old home was about 34000 dollars in 15 year term at 330 a month plus another 300 a month in insurance escrow and so on and it was all paid in 6 years flat. Sold the place for just under 50K. Its probably pushing 70K based on the improvements made by the current owner in addition to our previous work. (You will never get your money out of a house, that home probably took around 110,000 in total. 8 to 12 thousand at a time with some smaller work like new roofs at 3K etc.Jenn72 Thanks this. -
You can find apartments in south Texas still for 600-800 a month for a two bedroom. I drive down there occasionally, and I spoke with some amigos that live down there. If you can find trucking in southern Texas that pays 80k or be willing to commute up to Dallas to earn that on the road then you are set!
It's 500 miles from McAllen TX to Dallas. 220 miles if you find something in San Antonio.
I drive from Austin to Dallas monthly and it's still far less than anyone else that does a daily commute, and I earn more for the miles I put on my POV. So even if you drive from McAllen to Dallas once a month you are still seeing good profit and benefiting from reduced rents. Just own your vehicle and not worry about car note payments. Or if you have a car note, pay it off. -

You just nailed the reason I'm in Brownsville staying with family for now. We had finances saved for the downturn, the question was if this downturn lasts 6 months where does it leave us.

I think some are confused about this, I don't think it's for paying rent. It's for people out of work to buy food, TP, and gas until this is over. My daughters last rental in L.A. was upped to $2400/mo for a 2 bedroom apt. Rent here is about $800-$1,000 for a one bedroom apt. with $1.5 million condos nearby. I'm in a govt. assisted apt. complex for low incomes, but there's rumor that will go away too. Back to Upper Mich. for me, if that happens. I think, we're going to see a meltdown of our glorious society, and this is how it begins.

Is the border still closed?
I recently did a run that starts in Colorado and works down to New Mexico, then finishes in Brownsville where we will fill an entire trailer in Brownsville with plasma from amigos that cross the border to donate.
But we didn't even go down there this last time. -
The border hasn't shut down going in or out. All the bridges are open.
