If Ronno is looking for an "easy" place to put a T/S most any where along I 80 thru WY would fit the bill and be used regularly.

if i had a million dollars and had to build a truckstop it would be on a tropical island their would only be one spot available and it would say owner on it.
Yeah its outta the way , kinda hard to find but theirs a one way boat, helo ride thatl take my truck right on to my very own little tropical pad .
once their i rest and relax crack open a cold one and sit bac on my very own beach. listen to the crashing wave's feel the cool breeze.
    ahhhh peace and tranquility :biggrin_25515:

When I came back from time off, my dispatcher asks me where I want to go? I say, "I'll take a load west to Hawaii: drive to the port of L.A., get on a car ferry to the big island (getting paid by the mile, of course), when arrive do locals at the big island for a month on per diem (will need at least $150/day there!), then same ferry back." He asks me my 2nd choice, I say, "How about east to Bermuda?" I'm a reasonable guy....:biggrin_25525:

If Ronno is looking to build anything much better than a 2 pump filling station, he better seriously upgrade the money end of the deal. 1 million may sound good, but that don't go far in land, buildings and improvements.

..he does what some T/A's have done building TS's way out from towns or cities (ref Mill City, NV) the $1 Mil wont even cover the land for a large one! And paved parking (need thick, best quality asphalt) after grading and filling, and buildings with facialites will get it up there to at least $3-5 Mil..(??)

And go with above ground fuel storage tanks. I wouldn't take the risk of putting them in the ground now. Cheaper than below ground, just some concrete work for spill containment. Requires a pump for unloading though, can't just do a gravity dump into them.

Yeah, 1 mil won't get you even a crappy truck stop built.

I figure at least 10 mil.

You need fuel tanks, and the ones you need for a truck stop are 3 times the size for a regular gas station. And you need lot's more of them.

Then you got to decide if you are going to pave the parking lot. You can get away with gravel, but there will be more maintenance costs involved in the long run with upkeeping gravel than pavement.

The cost of the land. I figure no less than 20 acres for 300 trucks. Remember, the more parking spots you have the more land you need for the extra travel lanes for those spots.

    The cost of the building.

The cost of stocking the initial inventory.

The cost of getting all the permits (rain water, fuel storage, occupancy, building, noise, etc.).

The cost of the pumps and covered fueling area. Truck pumps cost more than 4 wheeler pumps due to the extra setup needed to do 2 tanks at one time (extra plumbing, master/slave setup, etc.)

    Signage.

The list goes on and on.
