I lived in Austin from 2012-2015 and it was a great place to live. Great food, great drink, amazing music 7 days a week, lots of seriously beautiful women. Of course, my rent went up pretty significantly every year, and by the time I moved to the Dallas area in 2015 (got married, wife lived up here and it made more sense) I was just about to get priced out of my apartment.

The Tracy, Stockton and Manteca area of California Central Valley.
Due to their proximity to SF Bay Area, these cities serve as trucking hubs.
There is no room to build warehouses and Distribution centers in Silicon Valley/Bay Area. 60 miles away land is relatively cheap and wages are generally lower. Housing is still relatively high in Tracy/Manteca area. But not even close to prices in Bay Area.
To make a short story long. Truck Driving jobs are abundant and if you want California weather, easy access to many lakes, rivers and the Delta. Here is your place.
