From what I hear, there's good money in installing plastic DDs out in Hollywood.

That stinks. This market is crazy, people are just having mental meltdowns.
Make them sign the offer as not accepted. Get that on paper. Make sure your fully out of that offer and potential contract.

Also, when the other offer falls apart, should they come back to you, you can make any offer you want.
I would go to Zillow and Redfin web sites, look at what the property was valued at say 18 to 24 months ago.
Then base any offer from that.
