That would be nice. The right Shop, with a living area. Good investment for the future, whether you build a house later, or use the sale to make buying another easy. Hardest part buying is the down pymt and escroll. First ones the hardest, after that no upfront cash is needed for next place. IIRC my the 2 wells my dad has had punch over the last 20 years were around 160 feet to get good clear, cold water. But if you dont mind running a sand filter there are some places you can get plenty of water with a 20 foot sandpoint well.

In Columbus, MS, between the Luxpalila and Tombigbee rivers, my brother in law drove down 20 feet of well point, stuck on a little pitcher pump, and watered his garden for free.
