could food veneers, portable toilets and showers, and some retired guy doing the rounds of security and hygiene make it work?

I do like the suggestion of paved over unsealed.

Quiet; large lined spots so people don’t park all over and wide aisles so backing is easy; easy in/out; and real bathrooms that are kept clean. Everything else is optional, if there’s in/out privileges, I can just pc to get food, shop, or shower somewhere else.

With the caveat that I don’t drive much anymore, I suspect the food truck idea has merit. Three or four trucks stopping by on a posted schedule would scratch that itch. Maybe an outdoor seating area if it’s in a part of the country where dining al fresco is more than a two month a year thing.

Just spitballing here, but would a subscription/ membership model work? Fleets could pay an annual fee to allow their trucks to park there, and O/O’s that are on dedicated routes, as well. Paying a small monthly fee would be nice to have a guaranteed spot.

Food. It could be as simple as a food truck that setups semi-permanently there. A few benches to eat.

Clean restrooms and security 24/7 if the area is full of takers.

I dream of something like Buc-ees but for 18 wheelers. No cars, no buses, no hotshots. Armed security to keep the rift raft out.

I'm surprised food trucks are around as much as they are.

They're supposed to have running water to wash their hands. And toilet facilities.

I much prefer paved lots all day. It's even better if the lot is on flat land. Makes for good comfortable sleep.

If there is not Freeway exit/entrance right at the site, you probably won't get the "just need a spot for a ten" crowd. Sounds like more of a "Local" needs long term parking access.

This ... close to 3 interstates isn't the same as being off the interstate. Plus, no one is going to be wanting to pay for parking.

For a 10, biggest thing is restrooms with running water, not Porta potties or a hole in the ground. Food is nice, but depends on how long exactly I'm staying. Lined and well lit lot. Maneuvering room.
