The effect he talks about is most pronounced in Big Blue Office markets like San Francisco and New York. Last I saw, San Fran had an office vacancy rate nearing 40%.
Besides apartment REITs I’d suggest looking at medical REITs. Many smaller towns will defend their hospital to the bitter end and Medical REITs can offer liquidity and options for doctors groups. The interest rate of the financing is a pass thru to their customers.
Good! I have been looking at commercial buildings for 10 years! Untouchable absentee foreign land owners with zero interest in selling/up-keeping/paying taxes and the cities do nothing! I have been patiently waiting for the entire commercial real estate brick and mortar crap to collapse! Pretty dang frustrating for any young'ish people trying to buy a tiny building in the city!
