Just taking a page from your book. Ignoring data and telling you my feelings instead.

Depends on where you're looking. I can buy a flophouse in Peoria,IL for $50,000 or a really nice place for $350,000. Take either of those houses and plop them down where I grew up and you're talking 5x, easily. As I said earlier, in today's world my parents wouldn't be able to buy the house I grew up in.

New constructions in GB are going for $300,000 plus. A place I looked at buying in 2016 for $65k just sold for $180,000. A house thats been abandoned since 2019 just sild for $165,000 - no working plumbing, eaves are rotted out, and the foundation is cracked. Median income is $57k last time I looked.

The argument holds true in most places - median income households are getting priced out of the market.

It’s almost like some places it will be more and some places it will be less. Hence the need for an average.

For truck drivers some of y’all don’t get out into other areas much.

    Exactly!

Something else that's rarely part of these discussions, is how the size of houses has exploded. That has also helped drive the increase in median housing cost.

True, but I live in an area in which property values have climbed way faster than the national average, yet we are still predominantly an agriculture driven economy. I do a lot of work in Jackson Wyoming and Sun Valley Idaho. Care to look at real estate values there?

The point is that it certainly isn't just "Boomers" that are buying all this property. Many young people find ways to succeed, as they always have and will.

For people that get out in other areas so much y'all miss a lot.

In addition, they all seem to need a three car garage and extra parking for the requisite boat, camper, side by side, and snow machine parking. Poor kids got it rough.

No doubt I feel the same way. My daughter had to go to College to get a dumb degree in clothing design at a high end school. I about lost my mind over it but she did not want to do what would make her money. I showed her all the jobs she would be able to get with that degree and would have to move to the east or west coast to even have a chance. To this day she has never made any money or got a job based off that stupid choice in school.

$500k is the average home sales price.

In GB, median home sales were $325k. Under "normal" underwriting, a person would need an income of $100k to qualify. Median income in Green Bay is $32,000.
