It’s very hard to say because I am in California where everything is atrociously expensive, if my family wasn’t five generations deep in this state I’d leave. Just build costs not including land I’d say you can probably build a cheap facility from scratch for 500k, nice one well over a million. Although these are California prices it might be way different where you are. Cheapest way is to buy a property or portion of someone’s property that has asphalt or gravel and is sitting vacant (just add fence, cameras, lights and a gate). Edit: Forgot to mention size, we are 2.5 acres paved and 1 acre gravel outdoor storage.Bean Jr. and TheLoadOut Thank this.

On the security thing. The proposed fence is not adequate. Probably need to consider going taller, 8 foot minimum. The other thing is to bury the bottom of the fabric 2 feet below grade. This prevents pulling or digging under.
Trailer over hang, typically around 10 feet from the rear most axle. Probably need at least 12 feet from stop blocks to fences.
What ever gates you plan, or other entry/access points, add 2 feet to the width. It will reduce the damage.
Fences are going to need very frequent maintenance. Don’t go cheap, start with the best, and it will payback your investment with lower long term maintenance.gentleroger and CirrusCentral Thank this. -
I sleep in my own bed every night but where I live/operate is 45 minutes from all the services. Reckon some signage and relationship with a mobile auto electrician, tyre fitter, mechanic, and air con service would be a time saver that is a bit of a life saver.
From what I read on hear, some consideration for dog perhaps.Sons Hero and CirrusCentral Thank this. -
Thanks for the feedback. Not sure if you saw my other post but we are indeed going with an 8ft fence with barbed wire on top so probably just shy of 9ft total height with wire. Is this adequate? Does the stall depth and distance to fence seem tight or fine with appropriately placed wheel stops? We have approx 82ft from tip of stall to fence including the overhang.

till you get a large car in there with a 54’ spread and a 315 wheelbase …
You really need 2 rows so you can just loop around and sight side in your spot
I would talk with local dumpster companies to just drop a 25 yard can by the entrance for trash so 2 trucks can back up to it to clean out, they make cans with built in Tupperware houses now too, real bathroom with a shower is a nice though but it will be trashed the first week
ideas are great but have you got by zoning yet? (Especially in CA)Last edited: Jul 25, 2026

8 foot of fabric is the minimum above grade, if you want to lower your property insurance, 12 is the magic number.
You would also get a better rating by putting the fabric at least 2 feet below grade. Don’t go cheap on the fabric, get the heavyweight stuff. Generally harder to cut. It will get cut or at least attempted. Also don’t use aluminum in any place on the fence. That’s just an invitation. Fix breaches quickly. It says people are watching.
generally, 12 feet from the stop blocks to the fence should be adequate. Of course a bit more would always be good. Today, 72 to 77 feet for the average road truck and trailer is pretty common. Sure some get over that, but it’s not a high percentage.
Instead of 90 degree spaces, look at and consider angled spaces. It could give you more spaces as well as potential longer spaces.Ddh77777 Thanks this. -
That’s a good point. We actually designed a hammerhead turnaround at the end of the aisle specifically so drivers can loop around and set up a sight-side back if they prefer. Zoning is heavy industrial, city had no comments and even waived some ordinances that didn’t make sense, cities aren’t too hard to work with in the Central Valley just slow.

My aunt and uncle were born in California and my dad was like 4 or 5 when they moved there. California is the most beautiful state in the union. It may not have the best beaches, the highest mountains (except for Whitney), the best deserts, nor the best plains, but there is not a single state that has all of them and then some. When I lived there, politics were almost normal, yes on the left side, but still normal. In my 30 years of living there we had bothe republican and democrat governors and senators. Now it is so one sided that cheating is legislated into being. If half the people left and they got rid of the 55 mph speed limit, I might like to come back!
