hire a realtor, less headache and you will know if your getting the best price. just my two cents.

 

Hire a realtor. Wife and I tried to sell our house for about 4 months by owner back in 2009. What a PITA. Gave it to a realtor and we had a buyer in 3 weeks. Offered $5k less than our asking price. Sold!

You just have to based that decision on how the market is in you area and having a realtor that knows what their doing. If you know all the tricks, you can do it fine. In 2009 the economy was so bad even realtors were having a hard time in certain area. Sometimes its just luck no matter how its done. I've seen houses on the market with the same realtor for alot longer than 4 months. Just depends on alot of different things.

 

We are selling our house and moving back "home" as well. We hired the same realtor as when we bought this place. My next door neighbors were trying to sell their house on their own and its been on the market since last October. The real benefit of hiring a realtor is that they have access to many more options to getting your property listed on so many eyes that you can't do on your own. It all boils down to having that right buyer walk in and want your place and having an acceptable price.

We are sadly in a position of maybe having to do a short sale on our property because of the 5% decline in property value in our area along with only owning for 3 years now. If you add in all the selling costs we are under water by 1500 if we get asking price. A lot of buyers are in the mind set that they can under cut by quite a bit still, but as interest rates rise that should swing back more into a sellers advantage.

 

well we have about a 40K window between what the selling price is and what we need to get out of the house to break even.

 

You're in a lot better position than we are than haha .... if you got time to sell it and you got a nice cushion trying to sell yourself might not be a bad option for you then. Will save yourself 5-6% anyway. Or another way to look at it if you got the cushion and want to pay someone else to do the work for you not a bad option either.

 

How about becoming a landlord, think of it as an investment. You can hire a company that does all the work for ya and deposits you money

This is basically what I was saying, however, if an individual knows the tricks, yes they can. And like we said the area the house is in, the value of it vs. what you need and the right buyer. Not all, but alot of people are buying houses to flip (and not always foreclosures) or for rental property and I mean descent ones as cheap as possible.

 

I can't remember who or when or where it was posted on here, but, is it true that the student is not being paid for waiting during live loads or unloads? I believe I remember this coming from a current student on this forum. Mentioned they were told that during orientation also. If that true, can somebody explain this?
