I like the sounds of Kansas, so far, also North Alabama and Arkansas.

I grew up in Salina Kansas it's all right if you like wild weather changes. I would look towards southeast Kansas as it has more scenery, (flint hills, more trees etc..) But I do miss Kansas. Never thought I would ever say that.:biggrin_2559:

kd5drx, we've already established that, indeed, it does happen in certain places. I've never seen it.

I'm not in the USA - I'm in Canada on the east coast :)

It sounds like you might like a place with low-cost of living and a nice moderate climate. Here is an approach...

Establish residency in a no income tax state (I know Nevada is and maybe Tennessee and New Hampshire - get a drivers license and an mailbox...suppose to live there a year in most cases). Then look for a poorer state and the poorer counties within the state with a climate that you would like. Land, home and rent will be cheaper in areas that have lower income levels.

As an example, I am a resident of Nevada so all my income and retirement is free of state tax. Then I looked at climate and found an ideal place for me, southeastern Arizona or southwestern New Mexico...then compared property tax rates between the two and settled on Hidalgo County, New Mexico...4000' elevation, change of seasons but mild winters. It is right on the stae line with Arizona in what is referred to as the bootheel of New Mexico. The greatest birding area in the west. I have 40 acres and a home and pay $150 per year property tax. Big mountains (to 9,000+')to my west (the Chiricahuas and Cave Creek) and the Peloncillo Mountians are at my backdoor. Property is very cheap and GREAT summer thunderstorms during the monsoon season. It is only 30 miles south of I-10, so if I want to drive I can easily get home. Low humidity, high enough elevation (4000') to keep summer temperatures below 100, and mild winters (an occasional snow but low temperatures around frost level).

Oh, and by-the-way it can absolutely thunder and lightning during a snow storm...I have been in those conditions numerous times in the mountains out west.

The picture on the left is my place looking east toward the Peloncillo Mtns. and the picture on the right is the Chiricahuas at sunset from my porch.
