About to give up

    Hello all. Been a company driver for around 23 years. I've been going thru the long process of trying to get my own truck. Credit score is in the high 500's (don't know the exact). I bought a commercial tax lot in Memphis TN for $1500, I bought it for collateral. It's in a decent part of town and would make a great building spot. 2 local real estate realtors appraised it for $22,500. I can tell you now it's worth way more. Capital Solutions is the only company I found that will take real estate for collateral. I can go 3 routes:

    1.) Get a $45,000 loan with $22,500 down payment and have a $1,250 monthly payment for 36 months.
    2.) Get a $30,000 loan without the lot for $1,525 for 42 months
    3.) Try to sell my lot for my asking price $59,000 and don't deal with a finance company.

    This whole thing frustrates me to no end, I know I made many mistakes back several years ago by buying rent houses. I sold the last rent house around 2006. Oh yeah, if anyone is thinking about buying rent houses, DON'T DO IT!!!

    Does anyone know of anyone else that will use real estate as collateral?

    My idea is to get my own truck, lease on to a local company and gradually build up enough money to buy a trailer, then get my own authority.

    Just me, but I would stay working where you are at while you try and repair your credit rating, and having a steady long term employment will help that process.

    Once you get your credit score above 650 is when I would start looking to finance, I would either keep that property as a nest egg, or if you do sell it I would hold the cash as a nest egg, I wouldn't use it to buy a truck.

    But again, that's just me, good luck going forward.

    That's the first I've heard of a lender accepting an empty lot for colleratal. Kinda' like a "car title loan" place which all charge very high interest. A low FICO score means high interest rates also. Good luck on your venture.

    another idea is to sell your lot on a realestate contract then when the buyer gets a construction loan the bank will pay it off ( they want to be in first position) If its a lot that someone puts a trailer on then you would have to wait 6months to a year and sell the note, of course you would need to discount the note. Good luck just keep on working towards your goal and you will get there.

    Thanks guys. I'm to the point to where I'm about to give up on buying my own truck. It's always been one of my dreams.

    Personally I wouldnt give up on your dream.

    Just rethink your strategy a bit.

    Everyone wants what they believe is the easiest way in and thats usually to finance. Personally I believe that to be the easiest way to failure also.

    What I did was live a minimalistic lifestyle and put cash away like I would be making payments. That way if you miss a payment, you dont have someone knocking on your door or repoing your livelihood. While your doing this work on getting your credit back on track. I went from a 560 to a 708 in 3 yrs. Most banks wont touch you with less then a 650 score. In 3 years time you should have enough to pay cash or have a very good down payment to make things much easier on you. Cash is king,.. always will be.

    How badly do you want this dream? Think smart,.. dont be so hasty to get yourself into a debt situation where your dream turns into a nightmare. I started with $50k cash and even then it was rough at first.

    but I also do fine in trucking too.

    I think I'm going to try to sell the lot myself. I'll probably get more out of it and I'll be able to get a better truck. It's hard to find a quality truck these days in price range. Truck prices are crazy. Especially Peterbilt and Kenworth. Peterbilt is my top choice but out of my price range.
