I would get it notarized with all parties there. I am renting to own a house and we notarized the document to make it a legal and binding agreement.

Actually I was a lawyer, practiced law for more than 5 years but in Europe, never in the US. Therefore, I'd had pretty good idea how to alter it and adjust to my own needs. Also, I agree with someone's post here that the lawyers and doctors are overcharging their services.

...also, I'm trying to keep my costs low. If I'd pay for everything, I'd work for free :)

Haha. I see it's validity and the reason behind it, but at the heart of the matter it's the same as saying: I can't trust you; you can't trust me. We better get a third, neutral party, in on this.

A lawyer would be the third neutral party. To get it notarized makes it a legal document. My daughter was homeschooled and she could not enroll in college unless her Homeschool diploma was notarized. I think the college trusted that she completed Homeschool but it was a registration requirement.

Any signed document is inherently legal to the extent that it is enforceable ... notarization only validates the identity of the signatures.

As official representatives of the state, Notaries Public certify the proper execution of many of the life-changing documents of private citizens — whether those diverse transactions convey real estate, grant powers of attorney, establish a prenuptial agreement, or perform the multitude of other activities that enable our civil society to function. https://www.nationalnotary.org/knowledge-center/about-notaries

A person is not practicing law without a license when he drafts his own legal documents.

You are correct, though, that he should get legal counsel to do it for him.

    Copy and paste?

Despite popular belief, with most contracts, no notary is required.

If you don't want the lawyers then you just pay $20 per form that they create for you. Why are you complaining and not trying to get him the info that he's looking for?
