I am not sure if allowing alcohol to be consumed on his property, even if he didn't sell it to them, releases him from any potential liability. We are in a litigation happy society with ambulance chasers looking for a buck.

Non-resident owner of California property so I'm deferring both Fed & CA cap gains- gets really involved, lots of fingers in the pie.
No wife, basic cooking skills will be necessary.
Been married to a business & a woman, neither one ended well. Not an option.

I didn't expect so much input, I'll never be able to keep up! Thanks to everyone.
On the alcohol subject- I know guy that has rentals with a shop in the Oregon Dunes Rec area for people with ATV's, 4x4's, sandrails. I heard there is lots of consumption that goes on there. some questions come to mind, like will the property have someone onsite? would some forms of security be provided.
controlled access via gate with locks?
what provisions do you make for access to the tools and equipment. how do damages and repairs to these things get handled. Well for that matter what about other parts of the facility getting damaged or something like plumbing gettng plugged. should you have washers and driers, you supply or have a coin-op company do that. Hey I want to bring in my buddies truck to service it, wont take long. two of us get in and knock out mine and his real quick........and so it goesRGN Thanks this. -
Been talking to a friend about a similar setup. You would just about need a person to check the tools in / out to those needing them. Maybe like a rental system similar to Advance auto or such...??

RGN, this idea really has a lot of appeal the more I think about it.
There could be facilities nation wide and in Canada that participate in an affiliation; join your home facility and have access to other facilities for a nominal per usage fee. Heck, the big truckstops are getting away with reserve parking fees, just as well get a lot more in the way of convenience and security for your money. It could be for o/o only!

down in the south east, most people around major cities businesses set up a yard for truck parking, some of them gated, some not, some with security, and some not. some of the lots are completely paved, while others are just dirt or crush n run. But in regards to the shop, most times the land owner will have a building and rent it out to a maintenance shop, and it creates a on site maintenance service. you can drop your trailer in your spot, leave a key and they can work on your truck and park it back in your spot kind of deal. around this way a parking spot goes for $100 on the low end, but no gate or security personnel but a few cameras, and up to $175 with card lock access, fully paved lot, on site maintenance, and truck wash/ detail/ polish shop that's open open mon- sat. i think letting people work n there own stuff creates unwanted liabilities.
