Parking Lot Advice

    We have a couple of acres at the on/off ramp of a major interstate in Oklahoma. We are thinking about offering overnight parking. Any advice or suggestions? Other than a space to park, are there other services we should offer? Any potential problems? What's the best way to let drivers know we have space available? We can currently accept cash/visa/mc - what other forms of payment would we need to be able to take? Any advice would be appreciated!

    Oklahoma has plenty of free parking almost anytime on any major highway, so not sure it'd be as successful as you think. People typically won't pay for parking unless you have something worthwhile to offer, at least I won't. That means a restaurant for me, restrooms, others would want showers and other services. I can't imagine ever needing to pay to park in OK at least from my experience

    What are we talking about? A fully paved? Gravel? Dirt? Concrete? Lot? If you proceeded, I'd ask the state to compensate you for doing what they should do (provide more truck parking along interstate highways)

    But yes. Lots of potential problems either way.

    I've got about 2 acres, established gravel, lighted and fenced. Next to food and fuel. The closest truckstops charge a fee and they're full every night. Trucks are parked along the shoulder at the exit ramp.

    Gonna need a guy to collect the money. Another guy to pick up all the crap most drivers leave. And hopefully the pavement can withstand the weights these trucks brings. If not, gonna need to shell out some cash to fix

    I pay to park often because of lack of parking in the middle of the night where I run. I wouldn't pay to park if restroom, security, food wasn't available. Sounds like your in an area that needs more parking. I would suggest you look into how much it would cost to build a restroom building or those heated concrete outhouse buildings I see at some rest areas. I would charge half of what the truck stops charge. I personally would pay $5.00 to park if only a restroom building was available, maybe more if other services were offered. I would look into taking comcheck as well. Good luck with your business plan.

    I think building a rest room facility would be costly and full of headaches. Most porta John companies have fancy trailer units now with very nice bathrooms in them. And they will come and pump them out as often as needed. If it turns out your venture doesn't work out then they pull it away. I say give it a try you already have the lot

    That's a good idea. I forgot about those trailers. Plug them in and hook up the water hose, good to go

    Put in a dumpster and hope the piss bottles end up in it!
    I would have signs about trash,numbered spots and get truck info....maybe that would actually get some of the guys that throw trash everywhere to clean their act up some!

    Maybe find some local food truck places that could come out a few times in the evening too..
    The ones with actual decent hot food....

    Idea is ok however you'd do much better in a place like LA where there is a huge truck parking truck stop shortage over there people would actually be willing to pay to park i doubt if they'll do it in OK.
