    For me, the only rentals worth half the hassle are rural trailer lots. For the most part, people are happy to own their home and take care of things. My only responsibility is to make sure water is available at the tap and their septic flows out. The rent is cheap enough that it typically isn't a struggle for them to pay. I'd NEVER own a trailer court though - people need space. My grandfather built some houses for his retirement to pay the taxes, and they worked then. Not so much now. Fixed expenses consume around 60% of the gross, and (even frugal) repairs typically eat the rest. Not to mention majors like furnaces, roofs, water pumps, or when someone moves in and trashes a house in 2 months and I lose out on rent AND have to spend a years profit to replace carpets and fixtures to rent it again.

    Made Ennis, TX loves. Raining and dark. Almost got wiped out by a Mercedes merging on to the freeway back about 10 miles. I’ve had enough and don’t want to drive through Dallas in the rain at 6:30 pm. I’ll take my chances in the dry at 4 or 5 am? E9268628-27E8-443E-BA02-011BF29FAB02.jpeg
