I would plant K-31. Yet that is just me. Probably what @Cattleman84 suggested.
Fescue burns under the hot sun. If it is green and slightly tall in mid July? DONT MOW IT. That fescue will burn in the hot July / August sun.

We dont care about the mud. We just want to see. Stop being so bashful, we dont mind it isnt finished inside. Besides, if you end up showing us what it looks like when everything is green we will probably stay longer. Grin, how is that for bad psychology?
