There’s a lot of money in rentals but can be a pain in the ###. I did it for long enough to buy, flip , rent then sale.

Do you have a method of ascertaining which areas are gonna be gentrified vs not? Rent can definitely go down if you buy in the wrong area, and that's what makes me so cautious to take the leap

Sorry if I misunderstood, but you buy trailers, and then rent them out to trucking companies?

.....if you’re cautious to take a leap into rental real estate: I’m surprised you’re still talking about trucking all these months later.

I'm still in undergrad so I don't have a lot of cash lying around. Every penny counts :)

The trucking industry is no different than other industry out there. Some folks are savvy enough to make it while others aren’t. I don’t believe trucking to be any more difficult to start a successful business than other.
But in most cases, not all cases, if you have to borrow the money to make money you are going to fail. If you don’t have to borrow the money to make the money you will succeed. The word “have to” is the key in that many business borrow money to make money but they don’t have to, they do so for other reasons.
Cash has always been king and always be king
