    If I apply light pressure I don't lose much air. If I apply average pressure the air continues to drop.

    Push to the floor/end of range and hold there. Anything other than that you're going to keep having bleed.

    If it bleeds down constantly while holding the pedal firmly to the floor there's a leak. Its unsafe and needs to be fixed. It'll definitely fail a roadside inspection with what you describe and that ticket is on you.

    May be a maxi pot with a broken spring, Have experienced that several times. Tap the bottom of your maxi pot with a ball peen hammer. If you hear a noise in your pot, then it is toast. Broken spring.
    The springs in the pots are much lighter material wise than a few yrs ago. Can still buy pots with the heavier springs but they are an extra 100 bucks a piece and usually have to be ordered in.

    Push the pedal down, jam a stick on the pedal( or have someone push the brake pedal) and walk around. The leak should be obvious. If you don't know how to fix it, don't mess around. Brakes are pretty important.
