Baltimore City parking question

    Looking for advice on what O/O would be looking for in a parking lot in Baltimore City. Pay by acre or per truck/trailer? Monthly or yearly lease? How much security do they require on site. Any other info would be greatly appreciated

    Parking inside the Baltimore beltway is a risk , unless they have ten foot razor wire fencing and 24 hour video camera surveillance or it's guarded. Next best option would be off of North Point Blvd. I would rent a spot at one of those storage places that also rent RV owners.

    HAHAHAHAHA.

    Let me tell you my secret to parking. 20 dollar bills issued every three hours to a pair of predators on a corner between what we call the block and the inner harbor. Provided that they are enjoying the flow of 20's the day and night, nothing will happen to my car.

    A big truck downtown? HAHAHAHA. There is not hardly any place to put it to load or unload. Even waiting for your spot you are causing traffic to flow around you like on Thames street for example on the brick. There is no parking for the likes of us truckers in that city.

    If by some miracle you manage to find 8 parking meters all in a row untouched and unused Im not even sure you can do it. Even if you had a basket of quarters.

    Baltimore Plaza Truckstop is the closest to the downtown Core off 95 at the hill above the mouth of the Fort Mc Henry tunnel. Start walking until inside of howard and find a bus downtown with a bag of coins.

    Let me try to clarify. I own a large lot near 95 and 895 north of tunnels and have been receiving interest from small fleet guys and O/O to use as parking/storage. I totally get the razor wire concern and don't disagree, that's why I have barded wire, the City frowns on razor wire. Large companies have been renting the property for years to store trucks, trailers etc.

    I'm trying to figure out what I would need to do to the property to make it suitable to lease directly to small fleet and O/O. I apologize if my terminology is incorrect, I'm a construction guy with little knowledge of the trucking business.

    Well lighted . Completely fenced. Regular police patrols or constant traffic. Access to dumpsters. Making sure everyone cleans up after themselves or they get evicted.

    You are going to want a man on the site 24/7 for the money you should be charging for fleets to park there you should build in enough to cover the payroll of such a man on shift 24/7.

    Razor Wire in circles would be my choice as well. Another would be cut glass shards embedded in rough gravel on top of block walls. They would be sorry they got up there.

    Im sorry I was difficult about downtown parking however it always was to me. Your situation is a attractive one to companies provided you have space.

    You will need to see if you have a strip of poured cement about 3 feet wide at least two deep all the way down the width of where you store trailers, to prevent them from sinking into the dirt, gravel etc during rain. It will save the constant tow truck calls to extract them from being sunk.

    Or have your own heavy wrecker. Extract them right there and charge em some more.

    Having three people 8 hours at a time for 30 days on shift to take care of your property and it's stored tractor trailers etc, is going to cost 250 daily or 7500 monthly. You will need to build that charge into the bill given to the outside fleets for them to put their stuff whenever whereever.

    You also will need your lot man to count noses and find empty spaces and count those constantly. You cannot allow fleets to show up with say 20 trailers and stick em taking over the whole place.

    I think at some point you will want to get land OUT of city limits. Highway 40, pulaski comes to mind. Or similar. Then you can have your razor wire and a bigger lot to work with.

    You may need to make sure if you need permits to change usage of the property from what it was to something else. We had a guy buy a small old convenience store with gas pumps thinking he could buy the people out next door and turn it into a truck stop. That plan didn't fly with the city, or the trailer park that was next to it, and since one old family owns the one truckstop in town, it really didn't fly. It is back up for sell for a couple of years now.

    Number one hurdle. Get zoning changed to allow cmv's to park there. Once that's done (good luck btw) simply figure out what it will cost to run it at say 50% full and charge accordingly.

    Of course that 50% number might need to be modified....

    No, you will find the first step thr hardest part to do. What with NIMBY and all.
