i would like something like this.
i live in southern ca and there is literally nowhere to park after i pass the 15 freeway going towards LA. theres a TA and a Petro that i usually park at, but they charge 20$ per night and im usually home for 5-7 days at a time. this is a lot of money for a crap lot.

We have a truck stop up the road and he charges $10 a night. He does not guarantee you a parking space so if you come in a little late on a Friday, you may be out of luck. It is not secure either, many times drivers have complained that their trucks were broken into and the owner of the truck stop says he is sorry, but he does not provide security. In this area of MO, I know off of the top of my head 100 plus drivers who would be very interested in your services. For the simple reason there is no where to park unless you own your own land.
There is land for lease in this general area, but that initial cost of fencing it and doing all the other improvements mentioned above, has got to be a budget buster. And don't worry about the buildings, rarely is there enough light industrial or small office space available, so all you would have to do is sub lease the buildings. -
If you have the investment capital to open several of these Class 8 truck parking facilities and want
to maintain a good cash flow, my idea would be to open paved parking facilities within a mile of the interstate
where 3/4 of the spaces are for safe overnight parking for OTR drivers. The remainder of the spaces would be in a separate secured area for drivers to park their rigs overnight or during home time.
I wonder if you could get any state or federal grants for your parking system, which would help alleviate the persistent safe parking problem?

At the moment I am pretty lucky with my set up for parking. I have 2 places I take hometime, South Jersey and Houston, Tx. My uncle has a lot where I park the truck when I go home to visit my parents in Jersey so it will never be an issue. Currently the company I am leased on with has a yard in Houston so again I don't have an issue. However, I know down the road I may be looking to run my own authority or lease on with another carrier so parking could be an issue at that time so your idea would definitely appeal to me and I wouldn't mind paying a monthly fee of $100....especially to keep a POV there so even if I get through during the day and need to run an errand or something that would be available to me.

Going rate in Sacramento area for a fenced dirt lot is $100/month. Being OTR, I'm not going to pay $100/month for the 4 days I'm home. I'm also not going to leave my truck unattended in the places I could park for free -- see too many trailers with graffiti.
So I typically put the truck in the shop and get some little thing fixed or I pay $12/night at the gated truck stop.
I might pay $50/month for a dirt lot to occasionally park the truck+trailer if it also came with a car-sized storage shed where I could park my pickup and store chains/seasonal stuff. -
I think you will do well with your idea if you pick prime locations where there is not parking available. If you have a fenced in yard with security cameras and paved you can change a prime rate. But you get what you pay for. If it is gravel unsecured obviously drivers won't pay much for that.

I pay $40.00/month to drop my end dump at an unsecured location,it is within 30 feet of the State Marine Police trailer and within eyesight of the 5-6 cop local bear den,and am elated to do so as it is only 6 miles from my house. if you can get a drop sight for $50-100 that is as secure as you posted,i'd consider that a great deal.Peace of mind is priceless. so is having an actual safe and hard packed spot to drop loaded trailers.you won't have to worry about the wrecker service being called to extricate the trailer if it sinks up.

I appreciate all the replies thus far. I hope to get home sometime soon and when I do, I'll get on my machine with a CAD program and see what I may need in terms of acreage/sq footage to do what I want for ~50 trucks and the other preferred aspects (storage sheds, personal vehicle parking, etc). I'm thinking in the neighborhood of 5 acres off the top of my head but much would depend on the available lot geometry in relation to the road (have to have an initial 100 foot ingress stopping area to pull in off a road and open the gate).
I will consider my original plan for truckers, and a plan to serve the oil patch as 2 separate operations because these have unique needs and issues to contend with. (Oil patch might essentially be a long-term RV trailer park with over-size lots that would allow for drive up parking for big trucks at each lot)
At some point I'll take some extended time off the road if this concept might be feasible to do some extensive ground work to get a feel for property and improvements costs in various areas that are not to costly, but not too far from the ideal centers. It would be a fairly long term investment to recoup the original costs and it remains to be seen if the idea can be done and managed in a manner that makes financial sense.
I have pretty high standards and if I can't do it right, at a price the "slightly above average" average trucker will pay, I won't do it. Thanks again and I look forward to more responses. -
I've thought about getting into something like this later down the road for after I retire.
I pay $75 month to park my truck and trailer. I dont leave my personal vehicles out over night. They are always garaged. My wife picks me up when I come in and drops me off when I go out. Or I bobtail to the house when she rides out with me.
I'm out a minimum 4 - 6 weeks. And I might stay out 2 - 3 months when my wife is out with me. The only reason for coming home is for some luvn and home cooking. If I have that out on the road with me,.. then why spoil a good thing?
Might seem ridiculous to pay for parking when I dont use it. But when I do come home,.. I'm usually in for at least 7 days,.. and sometimes I might stay for up to 14 days. Depends how lazy I feel. I have to admit,.. I feel ansey after about 6 - 7 days at home. So getting the miles going under my seat is also therapeutic for me.
I dont see anyone getting rich doing this, particularly if your doing gravel lots. Thats a lot of maintenance with big rigs ripping it up every week. I would have to do paved lots with a substantial sub base, and I'd probably just let guys park how they wanted. Put up some wireless cameras to catch the trash throwers. Drivers where I park have tossed pee bottles and trash baggys with special sauce in them out on the lot. Truckers can be some disgusting people at times.
