    Does anybody know what happened to the Crossroads truckstop at the 122 in Sulphur Springs? I hadn't been through there in a long time until a few months ago and noticed that it was shut down. I also noticed the big Pilot across the road from them, but thought that as long as they had been there that they could have withstood that. It was a frequent stop for me back in the 80's & 90's - used to meet up with some friends there and go west (after the proper amount of preparation and socializing, of course).

    Seems like a lot of the good, small, family-owned places are shutting down. Sometimes 'progress' really sucks.

    I don't remember the year exactly, seems around 2007. When the new EPA laws came into effect about underground fuel tanks, the fuel islands closed. That was shortly after the Pilot opened (?). The store and cafe stayed open for about another year. The lot was left open for a while, but after the trash started to pile up, they blocked it off. Was one of the better places to eat in that area.

    Thanks for the info. Guess it won't be too much longer until the family places are all gone and the Walmartization of truckstops is completed.

    I always thought a real smart business person opening a truck-stop out in the boonies would buy not only the land for his truck-stop, but also all the neighboring land, so when a competitor happens along and wants to buy the available land across the highway to open up, the original truck-stop owner would have complete control as to who could come in there.

    Doesn't sound like that's what got him...a competitor. Sounds more like a prudent financial decision based on projections or ability.

    If he had old style tanks, not approved then I see why. To replace only 2 x 10,000 gal gas tanks with Veederoot and monitoring is about $300,000. Imagine the cost of 3 or 4 20k diesel tanks plus if the old ones were leaking....... I can see 750k turnkey with remediation....and figure todays retailer is grossing .30cpg minus electricity and maint.....so netting.20cpg.

    How many gallons do you have to sell? A walk away is a no brainer....
