Chromey Dude, must be a different market for the log cabins in your area. I had a friend that took forever to sell his. He took quite a hit. You have to find somone that wants a log cabin. His was in an area that had lots of them.

I have been watching local real estate websites for 5 years. The log cabins are there a long time as a rule.

First let me say I do not want to hijack you thread RoyBennitt but I cannot sent PMs yet.

ChromeDome, thank you for the insight. I have noticed that the two of the three dealerships I stopped in to talk with before even seeing the trucks and leaving their office they knocked $6,000 to $8,000 off the asking price! Of course the truck I am currently looking at the salesman did not say a thing about the price. I have also made it clear to all of them that I had the money and do not need to worry about the banks saying yah or nay. I test drove the one I like twice... first to just drive it and again on Friday to pull oil for an analysis which I should have the results Monday. There are also a few little things wrong... nothing major, just want the front end aligned and tightened up, she feels just a little sloppy. The truck has new drives.. but they are Chinese crAAp!

Looking for some of your advise.... do think I should name the low ball price along with making them fix the items or just make the offer and deal with it myself? I think I know the answer.

Also what would be the best way for me to back up these prices you just listed? Can you send me a PM with your email address.... this way we can chat some more in private?

Thank you VERY MUCH for your help!

A stick built home or log home cost about the same to build. Have equal insulation, and have fairly comparable maintenance. The only thing that makes the log home higher maintenance is the staining.
The issue many people have in selling them is that they pay too much for it. The large log home manufacturers rip them off with insane prices, then the owners have to try to sell them later and cannot get the money back, unless it is exactly the home the buyer is looking for.
A modern modular is the same way. All homes must be built to the same codes.
So none are actually better than others in most ways.
The builders of stick built homes and log homes have been making a fortune in the last few years with the artificially inflated prices of new homes.
Now the prices are closer to where they should be.
I feel bad for the idiots that paid too much for there homes. But that was the market. Now the prices have gone down closer to where they should have been.
I can build a very nice log home, stick built home etc for less than 100 grand anywhere in the country. 3000 sq feet or so. No problem.
The only variable will be land cost. Materials for building are about the same everywhere. Quality of some materials will save money or cost more. But that is up to the buyer. Mid lvl stuff is in the 100k range.
People are willing to pay 300k for exactly the same house though. So the builders did it for them.

your first step is to see if trucking is for you (chances are it wont be)every company you said going to work for are bottom feeders.they will chew you up and go on to the next newb.and you will see the worst of what trucking is all about in 12months and have you standing in the bean line wondering what the he$$ just happened

Roy, I wish the best of luck to you! I've been leaning toward crete for four years. I'm and now leaning toward prime then to JCT. Your future goals looks similar to mine, but I liquidated all of my assets and just paid of my house (My Retirement) My biggest peice of advice is to read and talk to as many people as possible. I'm training next march and I haven't picked a company yet.

I'm not concerned about the short term money aspect my first couple of years of trucking as I concerned about the training. Once again best of luck to you and keep up posted in your endevors

I know a few Crete drivers that seem to love their job. I know Swift is a bottom feeder; however, I can handle anything for 6mo, or even a year. I just do not let things get to me at all. I guess it comes with the prior experience in law enforcement. From the little bit of information I have given on here, makes me wonder how you can conclude that the probability of trucking being for me is low. I have a plan, and am sticking to it. Maybe I will see you on the road one day, and not in a Swift truck ;)
