Don't pick Tennessee......we have a 10% sales tax. The cost of living is about the same as in the north.....and I live in a dry county (not that I even drink, but I just want you to know how regressive the state is).

I always thought it was funny that the Jack Daniels Distillery is in a dry county up there. Not sure about other parts of the state but I have relatives in Brentwood, TN. Very very expensive there.SheepDog Thanks this.

Real simple to save money on sales tax,,,don't buy frivolously... Food from the grocery store is 5% You bet the property is expensive in certain areas of TN, just like anywhere. Go buy land at the Smoky's,,,lol Or the Cumberland Plateau.... Everywhere else is not bad, compare to other states but hey, not trying to toot Tennessee's horn or anything. Each state is different and TN is a good one, like FL or TX. We do have two Senator's that need to be not reelected but, other than that, they aren't all that bad.

I lived in Texas for 38 years no state income tax but high property taxes now I'm in Idaho and my property tax and state income tax combined is less than my property tax was in Texas, and I love the southeast Idaho weather.
