Never mind the live parking, just make it a drop yard. No facilities needed, just a cardlock.

If your parking space is close to customers drivers deliver to you could make up some flyers and give it to the customer or just tell the customer.There's always drivers that ask the guard shack where a near by place to park is.

This is likely the best option. No 24/7 staff needed. Just someone to come out once a day or so to pick up trash.
I think your biggest problem will be getting it zoned for truck parking. Even in nowhere OK getting the nimby crowd to sign off on it will be hard. A drop lot maybe be easier to get approved. -
I'd like to see cameras. Catching drivers throwi ng out piss bottles. And getting fined with license suspension if not paid.

i would not pay to park in a gravel yard with a outhouse.

Depends on where you're at. Some places like the northeast and areas of California only have paid parking.
