I'm not sure how this has prevailed,
I deliver daily to a place that has multiple trucks from all over the place do the same thing, so nothing different there.
There is a well lit and fresh smelling toilet provided for drivers. You walk in and waste paper is where it should be, and the stainless steel sink is clean and dry. Soap is provided. It appears the standard is appreciated, and if some muppet doesn't leave it the way it was found, drivers are in sync to overlook that and put their best foot forward.
Not sure how you achieve that but lead by example. But the toilet/washroom is bright and clean, not bright and grim, or dated.

Near my house is a fenced lot with 180 parking spaces. It’s dirt and nothing else. He charges $120 a month and it’s been full for as long as I’ve known about it. He’s making $21k a month doing nothing.

Paved level parking would be nice. I don't see how building a bathroom would be possible and still make money. Just the cost plus, maintenance and repairs. Truck stop bathrooms take a beating just from all the people using them. Toilet overflow or people don't flush. Someone will have to come and clean them and change TP couple times a day.
Walk around truck stop and look at not just trash but people dump or sweep out trailers or pallets. I just seen a fridge someone dumped in back at truck stop. Probably from Volvo or just broken fridge someone had in truck. -
One truck stop in the whole country that you will stop at every single night?
Isn't what you are asking for is a new chain of truck stops that is entirely different from every other chain out there?
As the saying goes... In your dreams.
Any chain of truck stops will be corporate run, and run pretty much in the same way. -

I don’t like to park in the major chain truck stops because it’s almost guaranteed eventually some idiots going back into you. When I do park in the train truck stops I typically will try and stay awake until the spaces next to me are taken or I’ll go pick one that has trucks on either side so I don’t have to worry. It’s almost a guarantee someone hit your mirror or fender at least once a year if you park all the time in those busy truck stops. Find a mom and pop shops. Find hotels with parking next door, fast food restaurants with parking, random gravel lots, shopping centers that have a truck parking area outback or off to the side, you name it. I’ll park in any place like that to avoid the insanity that goes on at the busiest truckstops.
I keep track of all my favorite places I’ve parked. And I rarely have to stay at the pilot, flying J, TA, or loves or any of them places. To me they’re a circusSpace Truckin and lual Thank this. -
Way too many variables to say if this could be profitable. Post the address and we could give some ideas. I wouldn’t want to run a truckstop even if it was possible.
