    Hate to say it but...hold off until 2021. Going to be a LOT of land, built on or empty up for auction or sale. Stuffs going to get crazy when the eviction protection ends.

    Lot of folks are going to be in trouble when that protection ends, and banks and mortgage companies aren't going to want to hold on to it. No money coming in if it sits vacant, just going out. 2021 is going to be rough for some folks that's for sure.

    2008 housing bubble made it possible for a lot of folks to own land/houses that couldn't before....of course a ton of people lost their ##### to make that possible but eh...opportunity doesn't care, it shows up, and you act or it's gone. before you can whistle Dixie. Might not want to whistle that nowadays people are very in their feelings over that whole dixie thing. ;)

    Anyhow, back to watching the bear tip over my neighbors trash can. Hahaha! It's great. Even better the next day when he comes out and picks it up. I learn a new swear word/combination every time.

    Water rights give the land owner the right to irrigate more than 1/2 and acre... Either with an agricultural well or ditch access. You can still drill a residential well, but legally you can only irrigate 1/2 an acre (lawn) on a residential well. Water rights have to be paid for yearly, and can be sold separately of the land in some cases... Also if you fail to pay for your water rights the county can sell them to someone else.

    You can still drill a residential well without water rights... But you cannot drill an agricultural well or use ditch water.

    Here in the West people have actually been shot for messing with someone else's water (like closing a headgate or taking water out of the ditch while someone else is using the ditch)... Water rights are taken very seriously... Stealing water is akin to stealing cattle.

    I got to get out west. Pretty fascinating stuff. I'm pretty soft. Whenever I go west of Sandusky,Ohio I ##### about the N. West wind. You guys are still hardcore. Fire on the mountain, lighting in the air kinda stuff.
    I'm a huge fan of rugged individualism, but not so much wind and cold. Gonna make it out there someday. Even if I lose money doing it.

    The bad part about coming out here is u will never wanna go back east of i35 ...... If u are a person that loves the open country , id highly recommend some of the 2 lanes of idaho , utah, nevada and oregon. U can really get realy far out away from civilization and admire gods creation thru ur windshield ... it is a beautiful experience

    Come in the late spring to early summer... Less wind. Not cold. You got to get up into the rockies (north of I-70... CO, WY, UT, ID, MT... Closer to I-90 the prettier it gets) to really appreciate the terrain.

    @sealevel Have you ever been someplace that you are the only living human for 50 to 100 miles in all directions? It's a pretty amazing feeling, but getting harder and harder to accomplish.

    Man u arent kidding. I long for roads like that... it is like a spiritual experience . No radio, no cars , no civilization. Just you, the truck and the sound of the road underneath ur tires...
