I was talking more along the lines of foreclosure houses. My bud a few yrs ago got a small 1600sqft ranch for 25k (someone committed suicide ) I'm talking down the line a long long time if the right location showed up. If I pulled the trigger I'd have a few other guys helping and split the profits. The other idea was to buy a fixer up house slowly bring it back and sell it in a few years. All that's on the back burner now I'm praying this doesn't take years to return back to normal. A year hopefully will be in better shape. Not gon bounce back super quick like some think

Throwing some ideas around who knows what trucking will be like 20 years from now.

Rather than houses, I've found just land is a better investment, but you gotta know what you're looking at and its potential. The returns can be substantial if you know what you're doing.

I once knew a fellow who bought over 100 acres of virgin timber for next to nothing. Why? no roads or power to it. He put roads in, logged it, which more than tripled his initial investment. He then sold it off for another substantial amount.

We did something similar a few years ago, but on a much smaller scale, bought 4.5 acres outright, virgin timber, with enough white pine on it to build at least one house, likely two. Enough hard wood to keep us supplied with fire wood for quite awhile. Once it's selectively cut, the property is mostly level and has power and cable to it. Could be then sold as one nice building lot, or even further subdivided if need be. The potential is there. The key is to know what you're looking at and have the capitol to buy it outright.....

First pc of land I bought yrs ago, the wife argued with me bout it being a bad idea. She couldnt see what I saw. 86 acres of nothing but hardwood. After a year of having it thinned out, she couldnt believe what we cleared.
Turned around and sold it two yrs later for a good profit that got the ball rolling on my other ventures. Better than gambling in the stock market !
