    That membrane I mentioned is torch on. Stuff sticks like baby #### to a Hudson’s Bay blanket just with the adhesive backing on it. Once you put a tiger torch to it it better be where you want it because that’s where it’s staying.

    Thanks for the replies everyone.

    Its just that my driveway pad is flat, so when it rains it settles on the pad and starts seeping under my garage door. Thinking I'm going to try a rubber threshold seal that glues to the floor. Modify it so it spans the entire front of the garage so any water will just flow off onto the grass on either side.

    Might be a little much. But some companies can come in. Drill a few holes and pump resins in and lift concrete that has settled.

    You have to do something with it. Had much the same problem here with a screwed up grade on the pad outside the pull thru bay. One more morning out with an axe trying to get the door up I would have burned the shop to the ground. We bit it and cut a grated drain into the pad outside the door with a piece of big-o on the outlet to run the water away. Have to clean it out now and again but it’s better than a wet floor and fighting with the door half the year.

    This is the solution I would have recommended with the problem that we now know. Short of repouring concrete, the best bet would be to get yourself a cement cutting blade (that all you need is a regular 7.25" saw if your pad is only 4") and cut out a section wide enough to put some drain grates in and run it off to the side. Even plastic grates would be good enough, only about 5" wide.

    We looked at that, if it had been the slab the bay sits on messed up we probably would have had it hydraulically jacked. The drain was a way cheaper option outside so we did that.
