I realize we're thousands of miles apart but...
Several years ago we priced up a steel building that was 50x150 and they wanted $62k.
I ended up buying a 48x144 pole barn at auction for $4000 and we took it apart and hauled it home, reassembled it and added a few more things we wanted. All in we were at $30k including labor. -
Honestly, do I look like a safe kind of guy ??

Speaking of property,
I am looking at places in North Carolina to move to, the general areas I am considering the Triad, Concord or Asheville/Hendersonville area. I am looking at both houses and industrial property. There is no kids or wife, just me and 100 tons or so of machinery. I don't want to be in an urban area but close to shopping, bars, restaurants etc.
Most of my shop supplies are delivered so as long as trucks can get to me location is open. What do you like/dislike about each area?

@Ruthless brother I appreciate the offer. I'm gonna have to try and catch up with you next week on the way thru. My brother that had a stroke last year is having seizures now. The ambulance just took him so I'm going to try and get home. Thanks again man!

Thanks. I agree with what you're saying about the appraisal. This one is just strange. I've never seen a property quite like it. Maybe more strange due to the high roof and doors for such a place? I dunno. It's a good 600' off the road and there's no driveway to it whatsoever. Not even a dirt path. It's like it was built and then never really used to it's potential for whatever reason. I'd probably end up buying some auction equipment and grading my own road to it (in my spare time LOL), so considering lack of access with any negotiation the shop may prove to be about worthless. The property is located where suburban turns in to rural, so hard to say if someone had commercial ambitions that were never realized, or some old guy spent his kids inheritance over-improving to be able to work on his tractor or hotrod inside and away from the house/wife. So nothing that would support anything more than occasional use. If I decided to stop being content with working less, there are some tired commercial properties a few miles away more suitable and properly zoned for a full time truck shop.
Yeah this isn't a high end structure, but it is in good repair. It's serviceable for what I'd use it for at a glance. You've given me some things to consider on a second look, so thanks for that. I didn't think to look at the shop that closely, as it was a first visit and was looking at the 50 yr old house and taking everything else in during a not long enough tour. Next time I'll look closer the structure/frame. The slab and base a little closer too. I expect the slab to be of adequate construction, but not with any more careful features/reinforcement. I didn't think to look for drains, there probably aren't any. Maybe poke around the edges and see what the base under it looks like. It does have electric service and an old frame lift in one bay bolted to the floor (car/light truck size). I didn't see any obvious faults like cracks or spalls anywhere. But that could just mean lightly used and not necessarily speak to construction. Or what it would do when I roll a 12k+ steer axle on it. Food for thought. -
