    Understood now. Thanks for the explanation. So from this site plan, the middle isle (left parking) is the only blindside parking space?

    Which ones to flip? Based on what you said it'll be the Middle (left parkings) that need to be flipped, the rest are good?

    I'd tell you what most truck drivers are gonna do in your high priced lot around DFW area...

    (where typical rates around Wilmer, TX are $100 a month)

    I'm gonna change my oil on the weekend and spill about a gallon on your lot.

    I'm also gonna leave my change oil behind the truck until next months rent.

    I'm not gonna pay you for 2 months after I signed a lease.

    If I do catch up on payments, it will be with a company credit card that, oops..

    Company just went Bankrupt, you gotta sue me in court.

    And Yeah, that will take a year to get resolved, all while I park for free, and leave human excrement all over your lot.




    This is the nice way to say don't do it.

    Take your $200K and put it in the stock market, it's less risky.

    Poles? Buildings? anything in the way?

    We don't care about permanent structures, they just get in our way. I can take up to 3 accidents before my insurance says I'm denied anymore.

    It's just a trailer, and it's not mine.

    This is wild. Lots of truth to what you are saying. How would you go about this to protect yourself and to still pursue developing something like this? You really have to be an active operator to catch this stuff which means being around the lot actively which in itself makes it not "passive income". Wilmer is a market that can't compare to Mansfield though location wise and lot costs being more prime in Mansfield.

    Hahaha. Dude it takes me 35-40 minutes to drive the 13 miles to get there because of all the traffic to where I park currently. In light of the post you replied to with this post I am quoting now, you simply write a lease and have the person sign it. You state specifically what is NOT allowed on your property. If the person violates the terms, you just simply keep them from entering. Require auto pay, and if any balance due is not paid, restrict their access. Personal car in the gate? Okay, smart guy, go file your case in that court you mention, like you said, it will be a year, right?

    If you're going to do this, what I would suggest (just realized this), set the code to the last four digits of the persons number that is renting the space, and only operational for the gate from that particular cellular phone number. No key pad. They pull up, they text the number you provide them to text, with their own four digit code from their own cell phone, and the gate opens, required for entry and exit. No auto opening shenanigans.

    Paid my guy in cash on the 1st.
    If not payed by the 2nd your truck went on the hook.. They were on it..

    Blindside is backing up toward the drinker side, having to use the mirror only. Think of it like this, a guy don't even need a mirror on the sight side. He can crank the window down & just look over the left shoulder for the most part..
